Clearpath Recruitment are looking for a permanent Quantity Surveyor for our client in Milton Keynes to start asap.

As the Commercial Lead, you will play a pivotal role in overseeing all estimating and commercial functions within the company. This dynamic position requires strong analytical skills, deep industry expertise, and exceptional commercial insight. The successful candidate will be key to driving project profitability, ensuring accurate estimates, and managing costs throughout the project lifecycle.

General Information

  • Permanent Position.  Minimum of 5 years’ UK experience in a commercial or estimating role within construction.
  • Commercial lead who will specialise in delivering expert masonry and scaffolding services for large-scale construction projects.
  • £70,000 - £80,000 per annum + Performance-based bonuses.

Qualifications and Experience

  • Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
  • Professional membership with RICS, CIOB, or equivalent is advantageous.
  • Strong knowledge of construction methods, materials, and industry regulations.
  • Proficiency in estimating software and MS Office Suite.
  • Proven negotiation and interpersonal skills, with an ability to manage client and supplier relationships.  Exceptional organisational skills with a focus on detail and accuracy.
  • Commercially astute with strong business acumen, being proactive and solutions-focused, capable of managing challenges effectively.
  • Leadership skills with a commitment to team development and ability to balance multiple priorities in a fast-paced environment.

Key Responsibilities

1. Estimating

  • Prepare detailed project cost estimates based on technical documentation,   collaborate with project managers and engineers to optimize project estimates.
  • Analyse subcontractor and supplier quotations to ensure accuracy and competitiveness.
  • Conduct risk assessments, identifying cost-effective solutions.
  • Maintain and update a comprehensive cost database for materials, labour, and equipment.

2. Commercial Management

  • Oversee the financial performance of construction projects, from inception to completion.  Develop, manage, and monitor budgets to meet financial objectives.
  • Prepare, negotiate, and manage contracts with clients, suppliers, and subcontractors.
  • Identify and mitigate financial risks, maintaining control over project costs.
  • Produce detailed financial reports and forecasts for senior leadership.

3. Tendering and Procurement

  • Lead the preparation and submission of competitive tenders and bids.
  • Oversee procurement processes, from issuing tenders to evaluating responses.
  • Build and sustain relationships with suppliers and subcontractors to ensure supply chain reliability.
  • Ensure compliance with procurement policies and industry standards.

4. Client Relationship Management

  • Serve as the primary contact for clients on commercial matters.
  • Foster long-term relationships with clients, ensuring satisfaction and repeat business.
  • Provide expert advice on cost planning, value engineering, and procurement strategies.

5. Leadership and Development

  • Build and lead a high-performing commercial team.
  • Mentor team members, fostering professional growth and collaboration.
  • Oversee the development of procurement strategies across projects.
