Our client is an impressive, steadily growing SME (Main Contractor), offering a refreshing approach to construction taking the build process back to the basics of traditional building procurement by directly sourcing materials and employing specialist trade labour directly where possible, this gives our client full control on quality and cost rather than solely relying upon a supply chain of subcontractors. Role Overview:
 
This role would best suit someone who is an experienced Preconstruction Manger at present, or a capable Project Manager or Estimator, offering transferable skills and a broad experience within construction.
 
Being a smaller, growing business, you may be expected to 'wear many hats' and assist either with estimating in the quieter times when we have a lot of tenders but less works on site or assisting with overseeing some sites at the early stages of the project if we have a lot of projects on site to assist the operational team.
 
Projects range from £100k through to £5m in value ranging from residential new build 1-10 properties, commercial to residential conversion, commercial refurb/fit out and education projects ranging from re-purposing areas/buildings to multi site refurbs to new build school buildings. It is always a varied work load and variety of projects.
 
Sites mainly in Kent and South London but some ranging to Newbury, Kettering (so flexibility is essential) - however, these are rare and more based on existing client requirements. Role to be office based in Kent, with visits to sites and meetings as required.
 
Estimating & Tenders Involvement: 
  1. Produce tender programmes
  2. Attend tender site visits
  3. Risk Analysis of projects at tender stage prior to committing to price
  4. Review of quality of information at tender stage and highlight any potential scope/detail issues on a risk register
  5. Produce technical details for tender submissions including H&S, Site Setup, Logistics
  6. Attend tender interviews
 
Secured Works Involvement: 
  1. Oversee the handover and setup of projects including
  2. Project Folder System/Document Control for handover to operations team
  3. Updating of programmes to suit start dates and developing more detail to the programme
  4. Design Co-ordination of design team where D&B responsibility
  5. Identification of subcontractors and suppliers with design input/shop drawings and oversee obtaining, reviewing, submitting and signing off
  6. Site Setup on Site – Logistics, welfare etc & all H&S systems and paperwork
  7. Interviewing and selecting Site Managers if not available in house already
  8. Identify early procurement items for the buyer to work on
  9. Produce a procurement tracker for the commercial team to take forward on procurement
  10. Identify any long lead items of supply or subcontractors that needs early attention
  11. Appointing of building control & design consultants if applicable
