Cobalt is seeking a technically skilled and proactive Facilities Manager to support the management of a prestigious 115,000 sq. ft. commercial property in Newcastle upon Tyne. Home to globally recognized tenants from the technology and aerospace sectors, this role focuses on the operational delivery of hard services and maintenance for the building itself, ensuring it remains a first-class working environment.

Working closely with the on-site team and reporting directly to the Building Manager, this position is ideal for a Facilities Manager with a strong technical background in building operations who thrives in a collaborative and dynamic environment.

Key responsibilities will include:

  • Managing all aspects of hard services, including planned and reactive maintenance, with a focus on plant, fabric, and building infrastructure.
  • Overseeing PPM schedules and ensuring compliance with statutory requirements and industry standards.
  • Liaising with and supervising contractors to ensure works are delivered to the highest standards in line with SLAs and KPIs.
  • Assisting the Building Manager with CAPEX projects and technical upgrades to the property.
  • Supporting the preparation and monitoring of the service charge budget, particularly in areas related to maintenance and building operations.
  • Ensuring full compliance with UK health, safety, and sustainability legislation.
  • Collaborating with the on-site team, including the Host and Concierge, to deliver seamless services to tenants while prioritizing technical excellence.

This is a hands-on role that combines operational oversight with technical problem-solving, making it ideal for someone with a background in engineering, maintenance, or technical FM looking to further their career in a prestigious commercial setting. Previous experience in a hard-service biased role is necessary for this role but further FM qualifications will be paid for by our client.
