Orchard Professional Solutions  Ltd are working with a modern, ambitious and dynamic Law firm who are looking to recruit a Conveyancer on a Permanent basis. With offices Nationwide, our Client offer a comprehensive benefits package along with the exciting opportunity to join an ambitious and growing team. They are currently looking for conveyancers to join their Newcastle and Lincoln offices.

As a conveyancer you will specialise In property laws and will work on behalf of Clients buying or selling properties (personal and business) and land across England and Wales. You will deal with all the legal matters, administration, finance and queries involved in a property transaction

Your role will involve processing and agreeing mortgages and  lease contracts, arranging transfers and handling other documents that sellers must sign when purchasing property. You will also provide advise to Clients on the technical content of the documents and their finance implications. You may also act on behalf of the vendor or the purchaser, and in certain circumstances for both in the same direction.

Basic Responsibilities;

  • Research information and communicate with Clients and others in person, on the phone, by letter and / or email
  • Use a computerised case management system
  • Takes directions and instructions from Clients
  • Seek to protect clients’ interests at all time, while taking precaution against potential fraud and money laundering
  • Obtain and Check Land Registry Documents or title deeds
  • Collate and send or check supporting legal and financial documents
  • Deal with all financial aspects of a transaction
  • Obtain the landlords agreement to the sale of the change of mortgage and deal with apportionments of rent and service changes, if and when required
  • Carry out and check pre-contract reached by checking the property is affected by local authority proposals, leases, easements or covenants, mortgages, land tax, susceptibility to flooding or subsidence, or liability for unsound building structures and repairs
  • Receive and check mortgages instructions from lender and undertake specific tasks required
  • Prepare transfer and mortgage deeds
  • Receive mortgage funds
  • Pay stamp taxes and deal with registration of Client and lender with the Land Registry

  • Work comfortability in a fast paced and dynamic legal environment
  • Exceptional drafting skills and demonstrate extensive knowledge of the residential sector
  • Develop and implement legal and commercially viable strategies for the business which align to the business objectives
  • Demonstrate creative talents and the ability to problem solve
  • Ability to handle multiple simultaneous tasks and meet tight deadline
  • Must have excellent communications skill
  • Excellent time management and organisation skill
  • Be proactive and self - motivate

Qualification / Experience;

  • Experience of working in a corporate capacity
  • Experience of woking in a fast-paced and dynamic environmen
  • Must have a minimum of 2 years’ post qualified experience
