Residential Property Manager - North West LondonMy client is a highly successful and growing private property development and management business. Join a dedicated team as a Residential Property  Manager, where you will work closely with the two main directors as part of a small, collaborative team. With a growing portfolio of properties under management, they are seeking an experienced professional to oversee our property management division. Teamwork and strong communication are essential, as they manage the portfolio collectively rather than outsourcing the management services.Contract: Full Time | PermanentStart Date: January/ Beginning of FebruaryWorking Hours: 9am - 6pm Mon - Fri.Salary: Depending on experience ranging from £35,000 - £38,000 per annum.Your Role and Responsibilities:You will ensure that all rental properties within the portfolio are well-maintained and meet high standards. This includes coordinating with tenants, maintenance contractors, and other relevant parties. Your responsibilities also encompass organising property inspections and inventory checks before and after tenant move-ins and move-outs.

  • Agent Coordination: Review offers on flats, ensure all pre -tenancy checks and compliance are completed by the ream for new tenancies, before move ins, secure approvals from directors; update spreadsheets, networks, Outlook, and the main lettings system.
  • Lettings Software Management: Process tenant data, set up water rates, and manage rent entries on the system; finalise tenancies within 20 days.
  • Contract Administration: Handle renewals, tenancy transfers (deed of assignment), sub-tenancies, and other agreements.
Property Management, Tenant Relations and Maintenance Duties:
  • Respond to tenant queries via phone and email.
  • Log and manage invoices for requested jobs.
  • Organise and oversee maintenance, repairs, and replacement of items (including white and furnished goods).
  • Coordinate access with tenants for repairs and inspections.
  • Visit sites for communal inspections and liaise with porters regarding repairs.
Block Management Duties:
  • Schedule regular servicing (e.g., water, fire safety, lifts, lighting).
  • Coordinate flat upgrades and refurbishments, including materials and contractor bookings.
  • Arrange bulky waste collections with local councils.
  • Provide weekly maintenance updates and address outstanding issues.
  • Manage bookings for cleaning, painting, and other services.
Utilities and Accounts:
  • Resolve utility and council tax billing issues for incoming and outgoing tenants.
  • Monitor and order replacement furniture while liaising with concierges.
  • Log invoices, ensure timely approvals, and track payments in collaboration with the accounting team.
Additional Duties
  • Oversee tenant credit control processes.
  • Manage deposit deductions, end of tenancy checks, any disputes and deposit returns.
Ideal Skills & Attributes Required: 
  • 2 - 4 years of experience in a AST Property Management role. 
  • Strong understanding or industry regulations; ARLA qualified would be advantageous. 
  • Self-motivated, highly organised and proactive approach to work. 
  • Excellent communication skills - both written and verbal. 
  • Eagerness to learn, do a good job and to grow with a business. 
  • Excellent relationship skills - proven skills building relationships with suppliers, tenants and external agents alike. 
  • Good IT skills - experience using ALTO advantageous or previous experience working on a property CRM system - Reapit, CFP, Horizon, Propman etc.
  • A team player, able and happy to work in a small close knit team. 
  • Genuine enthusiasm and dedication for excellence and providing excellent customer service. 
  • Hardworking, positive and able to meet deadlines.
