About the Role

We are seeking a professional and organised Property Manager to oversee a portfolio of AST (Assured Shorthold Tenancy) residential properties and assist with block property management duties. Based in NW London, this is an exciting opportunity to join a growing and supportive team in a reputable property management company.

You will play a key role in ensuring the smooth operation of the portfolio as the Property Manager, maintaining high standards of service for landlords and tenants, and ensuring properties comply with all legal and regulatory requirements.

Key Responsibilities

    • Manage a portfolio of residential properties under AST agreements.
    • Handle day-to-day property management, including maintenance requests, inspections, and tenancy queries.
    • Coordinate and oversee property repairs and maintenance, liaising with contractors and ensuring quality service delivery.
    • Process tenancy renewals, deposit returns, and any end-of-tenancy requirements.
    • Ensure compliance with relevant property legislation and health & safety standards.
    • Assist with the management of block properties, including overseeing communal areas and managing service charges.
    • Coordinate with freeholders, leaseholders, and residents to address issues promptly.
    • In some cases, arrange and oversee maintenance of shared facilities such as lifts, gardens, and building services.
    • Prepare and manage budgets for property expenses.
    • Ensure timely collection and allocation of rents and service charges.
    • Address arrears and liaise with tenants and landlords to resolve financial matters.
    • Provide excellent service to landlords, tenants, and leaseholders, responding promptly to queries.
    • Conduct property visits and provide landlords with regular updates on property conditions.
    • Maintain accurate property records, including certificates, tenancy agreements, and correspondence.
    • Ensure compliance with GDPR regulations in handling sensitive information.

Qualifications and Experience

  • Previous experience in residential property management is essential; experience with block management is an advantage but can be taught.
  • Strong knowledge of AST regulations, tenancy law, and compliance requirements.
  • Familiarity with service charge budgeting and management would be advantageous.
  • Proficient in property management software and Microsoft Office.
