Job Title: Lettings Negotiator

Job Location: Beeston

Salary: £25,000 Basic - £35,000 OTE

Days/ Times: Monday- Friday- 8:30- 17:00 / 1 in 3 Saturdays- 9:00- 14:00

Commission Structure:

  • Uncapped Commission- Earn as much as you put in
  • Earned through- Hitting team targets, hitting company targets, google reviews, bringing on new properties.

Position Overview:

As a Lettings Negotiator, you will oversee the complete lettings process. Your role involves working closely with landlords and tenants, conducting property viewings, and negotiating terms to ensure successful tenancy agreements. This position requires a strong understanding of the property market, excellent communication skills, and a commitment to delivering exceptional service.

Responsibilities:

Viewings and Negotiations:

  • Conduct property viewings with prospective tenants.
  • Negotiate rental terms and conditions on behalf of landlords and tenants.
  • Secure agreements and ensure all necessary documentation are completed accurately.

Client Management:

  • Build and maintain strong relationships with landlords and tenants.
  • Provide expert advice to landlords on market conditions, property presentation, and pricing.
  • Assist tenants in finding suitable rental properties.

Administration and Compliance:

  • Ensure all lettings processes comply with current legislation and company policies.
  • Prepare tenancy agreements and other relevant documentation.
  • Oversee referencing and credit checks for prospective tenants.
  • Manage deposit registrations and ensure compliance with tenancy deposit schemes.

Property Sourcing and Marketing:

  • Prepare marketing materials and listings for new properties.
  • Utilise various channels to advertise available properties.

Customer Service:

  • Provide exceptional customer service throughout the lettings process.
  • Handle and resolve any queries or issues from landlords and tenants.
  • Conduct follow-ups to ensure client satisfaction and retention.

Experience & Qualifications:

  • Minimum of 1-2 years of experience in a lettings negotiator role.
  • Proven track record of achieving lettings targets.
  • In-depth knowledge of the local property market.
  • Familiarity with relevant legislation and compliance requirements.

Skills and Attributes:

  • Excellent communication and negotiation skills.
  • Strong organisational and time management abilities.
  • High level of accuracy and attention to detail.
  • Ability to work under pressure and meet deadlines.
  • Proficient in using property management software and Microsoft Office Suite.
  • Professional demeanour with a customer-focused approach.
