Job Title: Block & Property Manager

Salary: £28,000 - £32,000

Days / Hours: Monday- Friday / 09:00- 17:30 / 1 in 4 Saturdays- 9:00- 12:00

Our client is a leading Lettings business based in Nottingham, specialising in the management of residential properties across the city and county. With a reputation for excellence and customer-centric services, they take pride in delivering exceptional property management solutions to both landlords and tenants. Our client now manages 650+ properties locally, consisting of a diverse portfolio of residential property types including a large number of portfolios and apartment block owning clients.

Position Overview:

The role is a new additional role due to our client’s further growth, based out of their Nottingham office. The role would be ideal for an existing property manager wanting to further their knowledge around blocks management, or a block manager appealed to managing blocks for 1 owner (per block), rather than multiple leaseholders. The position offers an exciting opportunity to be part of a dynamic team, contributing to the growth and success of the organisation. It is an office based role but local travel to properties is required. Minimal hybrid/home working could be considered if desired.

Responsibilities:

  • Managing an assigned portfolio of properties and apartment blocks (block itself and flats within).
  • Compliance/management of both apartment blocks and individual properties (no service charge element to the blocks)
  • Conducting midterm property inspections and completing post-inspection reports.
  • End of tenancy checkout inspections at properties, including arranging any property works after and liaising with landlord and tenant.
  • Managing works at properties, including vacant and occupied properties.
  • Creating inventories before tenancy commencement and ensuring properties are ready for occupancy.
  • Advising landlords regarding repairs, property repairs and improvements.

Requirements:

  • Full driving license, and use of own car.
  • Property maintenance and management knowledge.
  • Previous property or block management experience.
  • Strong administration and organisational capabilities, which can be demonstrated through previous positions.
  • Computer competency (Microsoft word, excel, outlook emails, use of tablet, internet software, etc).
  • Excellent customer service and communication skills.
  • Ability to deal with clients by phone, e-mail or face to face.
  • Ability to work both alone and in a team.
  • Ability to handle conflict and overcome scenarios
  • Work well under pressure and to deadlines / targets.
  • Willingness to 'go the extra mile'
  • Great people skills with clients and colleagues
