Head of Lettings & Sales

The Client:

Our client is a boutique property management and lettings agency, and are part of a larger group. They manage a portfolio of 138 residential units, two blocks of buildings, and have sales targets for 30 flats over the next 24 months. Assets under management are valued at £16.3m, generating £150,000 per annum in revenue. They are seeking a seasoned Head of Lettings & Sales to lead and grow our business at this pivotal stage.

Role Overview:

We are looking for a highly experienced lettings and sales professional to take full ownership of the lettings business, oversee the sale of our upcoming properties, and lead a team of 2-3 senior & junior staff. The successful candidate will have a strong background in lettings, block management, and property sales, with the ability to run the business independently and provide strategic support to the Group. Reporting directly to the Group CEO & Finance Director, you will ensure that the business continues to thrive while delivering exceptional service to clients.

Key Responsibilities:

Leadership & Management:

  • Independently manage the day-to-day operations, including lettings, property management, and block management.
  • Lead, mentor, and develop junior staff, ensuring they grow professionally and can take on greater responsibilities.
  • Implement efficient operational processes and workflows to maximize productivity and profitability.

Lettings & Property Management:

  • Oversee the management of 138 residential units and two blocks of buildings, ensuring compliance with all legal requirements.
  • Develop and maintain strong relationships with landlords, tenants, and leaseholders.
  • Handle tenant sourcing, rent collection, and property inspections.
  • Manage block management responsibilities, including service charge management, leaseholder relations, and maintenance oversight.

Sales Leadership:

  • Lead the sales process for 30 residential flats over the next 24 months, managing marketing efforts, pricing strategies, and negotiations with buyers.
  • Coordinate with external agents and ensure sales targets are met in line with the Group’s strategic goals.

Client and Stakeholder Relations:

  • Act as the primary point of contact for landlords and external partners, maintaining positive relationships with all stakeholders.
  • Provide regular reports and insights to the Group, offering strategic recommendations on business development.

Process Improvement:

  • Continuously review and improve internal processes related to property management, lettings, and sales.
  • Ensure the team adheres to industry best practices and complies with all regulatory requirements.

Key Requirements:

Senior Experience in Lettings & Property Management:

  • Proven experience managing lettings, residential portfolios, and block management.

Sales Experience:

  • Demonstrated experience in property sales, including managing the full sales cycle, setting pricing strategies, and negotiating with buyers.

Team Leadership:

  • Experience managing, training, and developing junior staff members, with a strong emphasis on creating a collaborative and accountable team culture.

Independent & Strategic Worker:

  • Ability to run the business independently, with minimal oversight, while also providing strategic insights and reports to Group leadership.

Block Management Knowledge:

  • Strong understanding of block management, including service charges, leaseholder relations, and building maintenance.

Client & Stakeholder Relations:

  • Excellent communication and negotiation skills, with the ability to build and maintain strong relationships with landlords, tenants, and external stakeholders.

Legal & Compliance Expertise:

  • In-depth knowledge of lettings and property management legislation, including landlord-tenant laws and health and safety regulations.

Benefits Package:

Salary: £45,000 to £50,000 basic per annum

OTE: £77,000

Performance Bonus: Up to 20% of the annual salary based on performance and business growth.
