We are seeking a competent Disrepair Surveyor to join a reputable housing organisation in Oldham. This role is pivotal in managing housing disrepair claims efficiently, ensuring compliance with statutory and regulatory requirements.
The successful candidate will provide professional expertise to resolve housing condition claims, collaborating with teams to implement preventive measures and manage cases to resolution.
This is an initial 3 month contract, which is likely to be extended.
Key Responsibilities
Oversee all aspects of litigated and non-litigated housing disrepair claims under the Pre-action Protocol for Housing Conditions.
Collect and verify evidence, liaising with experts as needed to validate claims.
Communicate regularly with clients to manage expectations and mitigate liability or reputational risks.
Advise on preventive measures to ensure properties meet required standards.
Monitor and report on claims, ensuring timely resolutions and adherence to legal obligations.
Work collaboratively with teams to coordinate data collection, surveys, and repair works.
Essential Criteria
Qualifications:
HND in Building Studies or equivalent.
Membership of RICS, CIOB, or a related professional body (desirable).
CSCS cardholder.
Knowledge:
Health and safety and housing legislation, including the Landlord and Tenant Act 1985 and the Fitness for Human Habitation Act 2018.
The Pre-action Protocol for Housing Conditions and Civil Procedure Rules (CPR).
Familiarity with the Housing Health and Safety Rating System (HHSRS), gas safety regulations, and CDM regulations.
Skills and Experience:
Demonstrable experience in a similar role within social housing.
Strong analytical and diagnostic skills for assessing repair needs and associated risks.
Proficient in drafting reports, repair specifications, and budget planning.
Excellent client care skills and ability to manage stakeholder relationships effectively.
Other Requirements:
A valid driving licence with access to a vehicle for work purposes.
Enhanced DBS clearance.
