Job Title: Property Portfolio Manager

Location: Oxford. OX1 Office based.

Salary: £30,000+. (Salary will be commensurate with experience)

Our client is looking for a dedicated and enthusiastic Property Portfolio Manager to join their team in Oxford. The ideal candidate will maintain an allocated property portfolio to the highest standards, with a key focus on communication and customer service. Reporting to the Area Portfolio Manager, this role promises a dynamic and engaging work environment.

Responsibilities:

  • Client Obligations: Fulfil obligations to clients as per the Terms of Business.
  • Performance Monitoring: Assist in achieving departmental targets and monitor personal performance.
  • Meetings: Attend weekly and daily meetings with the portfolio management team to discuss maintenance reports and ensure effective diary management.
  • Property Inspections: Assist the Tenancy Manager with property inspections and report findings to landlords.
  • Repairs and Improvements: Identify necessary repairs and suggest improvements or refurbishments to optimise rental income.
  • Record Keeping: Ensure all works are recorded on the property management system.
  • Contractor Management: Assist the Compliance Manager in managing contractor relationships, monitoring quality of work, and authorising invoices.
  • Pre-Tenancy Work: Complete pre-tenancy tasks in accordance with company procedures.
  • Customer Service: Provide first-class service to landlords and tenants.
  • Internal Relations: Maintain good working relationships across all company divisions and ensure effective communication with the letting department and accounts.
  • Compliance: Ensure properties have valid safety reports and comply with current legislation.
  • Reporting and Support: Report personal issues and initiatives to the Area Portfolio Manager and assist with out-of-hours emergency cover.
  • Check-Out and Dilapidations: Liaise with landlords and tenants on check-out reports and agree on dilapidations.
  • Knowledge Sharing: Share skills and legal knowledge with the team, demonstrating initiative and self-motivation.
  • Operations Manual: Be familiar with the operations manual and use it as a reference.
  • KPI Targets: Meet Key Performance Indicator targets.

Skills and Experience:

  • Experience in a face-to-face customer service role.
  • Detail-oriented with proven organisational skills.
  • Effective communication skills with people at all levels.
  • Excellent written and verbal communication skills.
  • Demonstrates initiative and self-motivation.
  • Full clean manual driving licence.
  • Level 3 Award in Residential Letting & Property Management - England & Wales.
  • Positive and friendly approach.
