We are seeking a dedicated and skilled Maintenance Operative to join a dynamic team responsible for the ongoing maintenance and risk management of a development in Reading. If you have a strong attention to detail, enjoy hands-on tasks, and have experience managing maintenance routines, this could be the perfect opportunity for you.

Key Responsibilities:

  • Provide general maintenance support to the development.
  • Supervise third-party contractors on-site, reviewing RAMs (Risk Assessment Method Statements) and issuing permits as required.
  • Report defects or incidents and take corrective actions after consultation with the Development Manager.
  • Perform and record results of regular maintenance checks, such as Fire Alarm testing, Emergency Lighting testing, Smoke Ventilation system testing, and Lift Line testing.
  • Ensure that maintenance tasks are completed accurately and recorded in the relevant systems.
  • Undertake a variety of maintenance tasks, including but not limited to bin movements, refuse chute/area maintenance, light bulb replacement, painting, decorating, plaster repairs, and minor internal and external repairs.
  • Maintain tools securely and ensure they are used by authorised personnel only.
  • Carry out pressure washing/cleaning of the development as needed.
  • Touch up paintwork in communal areas when required.
  • Coordinate and arrange tasks for others as appropriate.
  • Report on maintenance tasks and suggest improvements to ensure the highest standards of maintenance are met.

Requirements:

  • Previous experience in facilities or building maintenance is preferred.
  • Ability to manage multiple tasks and work independently.
  • Strong communication skills for liaising with contractors and the Development Manager.
  • Flexibility to work occasional Saturdays when required.
  • Knowledge of health and safety protocols and ability to carry out risk assessments.
