Our client is looking for a Maintenance Operative responsible for in house maintenance routines, risk assessments and will report directly into the Development Manager. They should utilise the equipment, materials and other resources made available to them, work in
collaboration with team members and contractors to ensure the highest quality of service is provided.

Your Responsibilities:
Provide general upkeep and support for the Development.
Oversee third-party contractors on-site, review Risk Assessments and Method Statements (RAMs), and issue work permits as necessary.
Report any defects or incidents (whether observed or reported) and take appropriate corrective actions after consulting with the Development Manager.
Perform and document weekly, monthly, and other scheduled inspections, testing, and maintenance activities, including but not limited to fire alarm testing, emergency lighting checks, smoke ventilation system assessments, and lift line inspections.
Ensure that all maintenance tasks are completed thoroughly and recorded accurately in the relevant systems.
Perform a range of maintenance duties, including but not limited to moving bins, maintaining refuse chutes/areas, replacing light bulbs, painting, decorating, repairing plaster, handling minor internal and external repairs, and maintaining both hard and soft surfaces.
Ensure all tools are properly maintained, securely stored, and used only by authorized personnel.
Pressure wash and clean development areas as needed.
Conduct touch-up painting in communal areas within the buildings as required.
Organize for others to complete tasks when appropriate.
Report on maintenance activities and propose actions to enhance future performance.
