We are currently looking for an experienced Property Manager to join our client, who is a privately owned build-to-rent company based in Rickmansworth. They are dedicated to creating high-quality rental homes that cater to the diverse needs of modern living, with a team of seasoned professionals who have extensive experience in property management, and customer service. Their business is deeply rooted in family values, and built on the pillars of trust, integrity, and an unwavering commitment to care.The ideal candidate must have a minimum of 3 years' experience in a similar role, with the ability to work to strict deadlines, and be self motivated. The main responsibilities of the role will include all aspects of the lettings process from carrying out new tenancy set up to continual management of the private portfolio, dealing with tenants on an ongoing basis and maintaining a positive relationship with all tenants.You must hold a full UK driving licence and own your own car, and live within a 5 mile radius of the office. Salary and benefits of the Property Manager position include:

  • Basic up to £35,000
  • Monday to Friday 9am - 5pm
  • Mileage covered for inspections

Responsibilities of the Property Manager position include:

  • You will be responsible for over 300 units, within an expanding portfolio
  • Carrying out viewings
  • Pre tenancy checks and set up including relevant health and safety checks
  • Agree renewals and draw up contracts accordingly and to re-advertise the property if necessary
  • Dealing with check-outs and related returns of deposit
  • Propose, negotiate and agree deposit deductions based on dilapidations
  • Process all relevant notices and notifications
  • Manage the day-to-day operations of the blocks, ensuring a high standard of service for all residents
  • Dealing with tenant enquiries and be the point of contact throughout tenancies
  • Stay informed on the latest Government regulations and guidelines, as well as industry standards
  • Coordinate contractors to address maintenance issues and arrange property improvement
  • Arrange all appliance inspections and certificates
  • Arrange yearly inspections on communal parts of current assets for compliance
  • Communicating with utility companies and council at start and end of tenancy
  • Liaising with accounts team regarding rent arrears and credit control
  • Perform data entry tasks accurately and efficiently, maintaining up-to-date records in our management system
  • Property visits

The skills required for the Property Manager role will include:

  • At least 3 years' experience from a residential lettings firm/department or estate agency
  • Excellent attention to detail
  • Excellent communication skills
  • Highly organised and motivated
  • Ability to work off own initiative
  • Flexible can-do attitude
  • Must hold a full UK driving licence and own your own car
