Lettings Property Manager - Rugby - £30k

We are recruiting an experienced Lettings Property Manager for our busy and successful Lettings and Estate Agency client based in Rugby A leading, multi branch independent agent who have been established for several decades in the area, they provide a traditional Lettings and Estate Agency service coupled with the most up to date technology. As a Lettings Property Manager you will have responsibility for managing a portfolio of properties to include organising safety certificates, dealing with day to day maintenance as well as overseeing bigger works, property inspections, preparing properties for move in, handling tenants vacating the property and dealing with deposit returns. The role is initially maternity cover however there is a good possibility the role will become permanent.

Prior experience in the property industry is a must, preferably 12 months or more so the position would be ideal for a property manager that is looking to progress and take-on some broader responsibilities. Candidate must hold a clean UK driving licence.

Main Duties for the Property Manager role:

  • Managing a portfolio of properties
  • Communicate with Landlords / Tenants / Contractors regarding property maintenance works, required actions to be undertaken resolving accordingly
  • Arranging and carrying out property inspections and reporting back to Landlords with feedback
  • Ensure all legal compliances are up to date
  • Renewal arrangements for rent recovery policies and tenancy agreements
  • Liaise with tenant and landlord following the end of tenancy
  • Communicating with utility companies and council at start and end of tenancy
  • Resolving Landlord and Tenant enquiries

Essential Skills required for the Property Manager role:

  • Property management experience
  • An analytical person who can communicate well with Landlords and Tenants
  • Excellent written and verbal communication skills at all levels
  • Ability to work closely with a team to ensure that you provide excellent customer service
  • Strong Organisational Skills
  • Quick learner who thrives on attention to detail
  • Driven and a real desire to succeed - Ability to demonstrate initiative and self-motivation
  • Proven Leader with excellent problem-solving capability
  • Genuine interest in property and people
  • Full UK driving licence and car

Working Hours - Monday to Friday and alternate Saturdays with a day off in lieu
