We are seeking a Principal Building Surveyor to lead the Building & Maintenance Team within the local council. This senior role involves extensive responsibility for the management of building, maintenance, and compliance surveyors, asset management officers, and administrative staff. The successful candidate will have a strong background in building surveying, project management, and property asset management surveys.

Day-to-day of the role:
  • Lead the Building & Maintenance Team, ensuring high standards in day-to-day repairs, maintenance, asset compliance, and capital investment programmes across the corporate estate and local schools.
  • Promote a culture of high standards in health and safety and compliance with CDM Regulations and other legislation.
  • Influence decisions impacting the Corporate Estate, including the delivery of new schools and housing programmes.
  • Implement long-term capital investment programmes in collaboration with the Head of Building & Facilities.
  • Provide effective leadership, allocate and supervise work, ensuring efficiency and adherence to safety and quality assurance procedures.
  • Manage projects effectively, including monthly forecasting and invoicing.
  • Prepare planned maintenance programmes and budget forecasting for the repair, maintenance, and management of the property portfolio.
  • Conduct inspections to resolve building defects, manage contractors, and oversee works.
  • Prepare the Council's Asset Management Condition Data and act as Deputy to the Head of Buildings & Facilities when required.
Required Skills & Qualifications:
  • Degree in building surveying, construction, project management, or a relevant field.
  • Extensive experience in building surveying, project management, and property asset management.
  • Demonstrated ability to deliver construction projects from concept to completion.
  • Experienced leader with a proven track record in managing large teams and delivering a range of property services.
  • Skilled budget manager for both revenue and capital funding streams.
  • Experience in procurement and contract administration, familiar with JCT, NEC, and other contracts.
  • Strong technical skills and a record of accomplishment in delivering outcomes.
  • Excellent customer care skills, with a commitment to efficiency and effectiveness using various computer packages.
