General Manager

Our client The James Sheffield is hiring a General Manager to join their team. As a General Manager, you will oversee the operations of their Build-to-Rent (BTR) site in Sheffield. Your role involves leading the on-site team to achieve financial targets and company goals while delivering exceptional service to their residents. You will enjoy autonomy in your daily work while closely collaborating and reporting to the Chief Operating Officer (COO).

They seek an experienced, self-driven, versatile, exceptionally organized, commercially savvy, and reliable individual with a "get-things-done" attitude.


Responsibilities
  • Maintain 100% occupancy rates at both sites.

  • Ensure timely collection of all rent and other income due.

  • Oversee daily site operations, rent collection, invoicing, and compliance with SOPs, policies, procedures, and service standards.

  • Drive rental and revenue growth proactively.

  • Develop and implement creative Marketing & Sales strategies.

  • Promote company values and maintain a strong culture.

  • Evaluate building performance by analyzing data and metrics.

  • Respond promptly to emergencies or urgent issues as they arise.

  • Manage resident experience from initial inquiry to departure, ensuring the highest service level.

  • Monitor resident satisfaction and conduct service recovery procedures when required.

  • Meet and surpass revenue generation targets.

  • Attend monthly performance reviews for both sites with the COO.

  • Build strategic and long-lasting relationships with stakeholders.

  • Research direct competitors and market trends.

  • Ensure accurate financial and resident data in all building management systems.

  • Manage both sites' online and offline distribution channels.

  • Oversee compliance with Security, Fire Prevention, and other safety systems at both locations.

  • Obtain quotes and conduct due diligence for contractors as needed for property maintenance, repair, or improvement.

  • Conduct daily on-site meetings and video calls when working remotely to engage with teams.

  • Hold monthly performance reviews with both teams.

  • Provide timely, accurate, and complete reports on site performance to the COO.

  • Perform other reasonable job duties as requested.


Requirements
  • At least two years of experience in the Build-to-Rent (BTR), Student Accommodation, or Property Management sectors.

  • Strong general business knowledge, including Finance, HR, Sales & Marketing.

  • Knowledge of P&L statements and ability to implement impactful strategies.

  • Strong experience with Tenancy Legislation (AST, Licenses, Sections 8 and 21, tenancy deposit protection, inventories).

  • Excellent research, writing, and oral communication skills.

  • Outstanding people and client management skills, strong teamwork and team leadership.

  • Comprehensive knowledge of Health & Safety and Building regulations.

  • Strong project management skills with the ability to coordinate diverse teams and meet deadlines.

  • Initiative and resourcefulness to make things happen creatively despite limited resources.

  • Strong negotiation and sales skills.

  • Excellent problem-solving and decision-making abilities.

  • Positive, result-oriented attitude with a focus on achieving personal and organizational goals.

  • Proficient in MS Office, Google Suite, Spike Global, Inventory Hive, Rightmove Plus, Zoopla Pro, and other property management tools.
