This is a key position within the Asset Management team and will be responsible for the delivery of an annual single investment plan across organisations stock with an emphasis on Major Works, Structural works including Major Aids & Adaptations whilst maintaining the Decent Homes Standard.

Description
The post holder will work closely with the Investment manager to deliver the programme in particular:
- Ensuring that programmed works are completed as programmed, on time, within budget and with high customer satisfaction.
- Undertake the role of Principal Designer under the Construction (Design and Management) Regulations 2015 ensuring that all key stakeholders are aware of and contribute to maintaining compliance with health and safety legislation / best practice and safety standards and any legal requirements are maintained and met at all times.
- Maintain and use the Group's Asset Management database, to manage contracts and ensure that the data base is current and that the Group's asbestos register is maintained and up to date.
- Direct management of 9 key colleagues that manages the investment requirements for the organisation, including mentoring of 2 apprenticeship roles.
- Managing circa 7 million to ensure that expenditure remains within prescribed budgets, including monitoring the effectiveness of consultants and contractors in respect of delivery cost and quality of work.
- Overall responsibility for meeting asbestos regulatory requirements and KPIs
- Overall responsibility for the contracts management module within the asset management system and development of appropriate policies and procedures to meet the aims of the asset management strategy
- Responsible for setting annual targets and objectives and monitoring performance of colleagues in the team and to carry out colleague appraisals and monthly 1-2-1s.

Profile
A successful Capital Works Manager should have:
- Social housing or public sector experience.
- Experience and understanding of effective partnership working within construction.
- Experience of managing or leading customer/ customer involvement activities.
- Able to operate within a quality assurance framework and contribute to its development.
- Computer literate.
- Building Maintenance/ construction degree, OND, HND or equivalent
- Professional qualification (or working towards) e.g. RICS, CIOB, RIBA -or equivalent.
- Hold BOHS - P405 Managing Asbestos in Buildings
- NEBOSH National Certificate in Construction Health and Safety
