Salary: £26,000–£28,000 per annum (DOE)

About the FirmOur client is a reputable private practice law firm situated in the Thames Valley region, known for its commitment to delivering high-quality legal services in residential property law. The firm offers a collaborative work environment and is dedicated to fostering the professional growth of its team members.

Role OverviewWe are seeking an experienced Residential Conveyancing Paralegal to join the Residential Property team in the Slough branch. This role involves providing comprehensive support to two conveyancers, handling a diverse caseload that includes:

  • Sales and purchases of residential properties
  • Equity release mortgages
  • Transfer of properties
  • Remortgaging and refinancing
  • Property advice, ownership, and rights-of-way
  • Leasehold enfranchisement, lease extensions, and right to manage
  • Residential landlord disputes

Key ResponsibilitiesYou will:

  • Open and manage client files using the firm’s designated file opening system
  • Conduct client due diligence (CDD) and anti-money laundering (AML) checks
  • Order property searches and verify results
  • Prepare and file Stamp Duty Land Tax (SDLT) returns
  • Register new purchases and leases with HM Land Registry
  • Draft legal documents, including leases and lease extensions
  • Witness the signing of leases and transfer documents
  • Complete electronic AP1 forms via the HM Land Registry portal
  • Provide regular registration status updates to lenders
  • Draft Completion Statements and conduct OS1 and K17 searches
  • Respond to Commercial Property Standard Enquiries (CPSE)

Candidate ProfileYou will possess:

  • Previous experience working in a private practice conveyancing department
  • Strong knowledge of residential property law and conveyancing procedures
  • Proficiency in using LEAP or similar case management software
  • Excellent communication and organizational skills
  • A proactive approach with a keen attention to detail
  • Ability to manage a varied caseload and meet deadlines effectively
