We are looking for an experienced and qualified Property Manager who will be responsible for the Day to Day management of a portfolio of developments defined within a geographical location.

All management aspects of the development will be the responsibility of the Property Manager.

Specific responsibilities are detailed below. The role of the Property Manager is varied, and additional tasks may be added at any time.

Key Responsibilities

  • To carryout development inspections as necessary to ensure the Companies’ responsibilities are met.
  • To proactively communicate with customers regarding our management of their development, ensuring communication strategies are achieved and reviewed on a regular basis.
  • To effectively manage the relationship with the customer, this includes but is not restricted to: - Responding to customer queries via Telephone, Email and Letters. - Work with and build positive relationships customer formed groups such as RA’s, RMC’s, RTM etc. - To report to each client on a regular basis regarding the ongoing management of the development. - Attending meetings with customers and clients as required.
  • Ensuring development management strategies are produced, met and reviewed on a regular basis.
  • Ensuring development information is produced and distributed as necessary.
  • Ensuring Customer complaints are resolved effectively and in a timely manner.
  • To liaise with our Accounts department to ensure accurate financial management of the development.
  • Source, Appoint and Manage competent trade persons to undertake works across the portfolio.
  • To ensure all works undertaken by contractors are of suitable quality and cost effective.
  • To ensure all Health & Safety and Industry legislation is adhered to.
  • To actively source new business opportunities.
  • Manage developer clients to encourage New Business opportunities.
  • To build effective working relationships with in-house departments.
  • To ensure all monthly reporting is completed accurately and in a timely manner.
  • Supporting other colleagues when necessary.
  • To support and deputise for the management team when necessary.
  • To sign off invoices for works undertaken as necessary.
  • To effectively manage ad-hoc projects (such as redecorations) as required.
  • To manage, update & promote the web portal service both internally and to all property owners.
  • To ensure the business reputation is protected at all times.

Essential Skills

  • Experience in the residential property management sector
  • A proven track record in customer services
  • Must be at least Associate level with The Property Institute (ATPI)
  • Must have a full UK driving license (maximum 6 Points)
  • Must have intermediate computer skills in Microsoft packages.
  • Previous experience of contract management
  • An understanding of leasehold property legislation
  • Previous dealings with Resident Management Company directors
  • Client focussed, organised, self-motivated, with ability to use own initiative and work to tight deadlines
  • Attention to detail, whilst having the ability to keep perspective and make informed decisions
  • An excellent communicator (oral and written) with good presentation and negotiation skills
  • Have the ability to communicate with individuals at all levels (inside and outside of the business)

Desirable Skills

  • Advanced knowledge of Microsoft computer packages
  • Demonstrable management and leadership experience
  • A proven track record of budgeting and account management
  • Previous experience of Propman/Qube / Fixflo (or other industry related) software
  • Effective client handling skills

Qualifications & Education

  • GCSE grades A-C in English
  • Relevant industry qualifications
  • Customer service qualifications desirable but not required
