The Property Compliance & Inspections Officer will be responsible for conducting property inspections across the portfolio to identify maintenance requirements, Health & Safety (H&S) compliance issues, ensure compliance with council license conditions, and other regulatory obligations. The role provides essential support to the Works and Compliance Manager in ensuring that all properties meet the necessary legal and safety standards.

Skills:• Knowledge of property maintenance, H&S regulations, and council licensing requirements • Able to use Word, Excel and email to an advanced standard. • Able to communicate and influence effectively at all levels • Have knowledge of property-based software packages • Knowledge of MRI Evolution software

Experience:• At least 3 years’ experience in the lettings or property maintenance industry• Previous experience in property inspections and compliance• Knowledge of legislation relating to private sector housing.

Principal Accountabilities:• Producing site survey reports for void rental units, recording internal and external conditions and identifying works required for re-let.• Inspecting reported maintenance issues and providing feedback and schedules of work to the maintenance team to enable them to instruct suitable contractors and issue works orders. • Carry out council licence compliance checks to ensure properties comply with licencing requirements. Escalating any issues appropriately. • Carry out periodic inspections to assess the ongoing condition of properties and flag any issues.• Assist with the out of hours emergency telephone line on a rota basis ensuring clients have 24/7 support.

Breadth of responsibility:• The Compliance & Inspections Officer plays a crucial role in ensuring the organisation's properties meet all safety, regulatory, and maintenance standards, directly impacting tenant satisfaction and the company's compliance with legal obligations. • This position holds responsibility for conducting inspections, identifying compliance issues, and making decisions on immediate maintenance needs or safety concerns. • The role also requires escalating complex issues—such as major structural concerns, legal compliance failures, or high-risk H&S violations—to the Works and Compliance Manager for further action. • The breadth of responsibility ensures both day-to-day operational efficiency and long-term risk management within the property portfolio

Critical Challenges/ Unique Knowledge & Skills: • Self-motivation and work independently.• Be punctual and able to time manage effectively.• Have excellent attention to detail.• Ability to manage and progress a varied caseload in a high-pressured environment.• Strong communication skills with the ability to liaise with tenants, contractors, and local authorities.

Education:• ARLA Property Mark Level 2 or 3 qualification• GCSE Maths and English grade c+
