Job Purpose:

We are seeking an experienced Property Manager to oversee a designated portfolio of residential properties, ensuring a high standard of service for landlords and tenants. The ideal candidate will be proactive, organised, and customer-focused, with a strong understanding of property management and tenancy regulations.



Key Responsibilities:

Managing a portfolio of 90-120 residential properties.
Resolving tenancy-related issues, queries, or concerns.
Handling property maintenance reports and coordinating necessary works.
Obtaining quotations or estimates as required.
Arranging pre- and post-tenancy works, as well as any required inspections or spot checks.
Maintaining accurate records and case history logs.
Ensuring compliance with tenancy laws, contractual obligations, and industry regulations.
Delivering exceptional customer service in a fast-paced environment.
Adhering to ARLA guidelines and best practices.
Liaising with colleagues, landlords, tenants, and contractors to ensure the smooth management of the portfolio.
Negotiating tenancy renewals and handling notices.

Ability to prioritise tasks and manage workload efficiently.
Strong problem-solving skills with a proactive approach.
Highly organised with attention to detail.
Ability to assess maintenance issues and determine appropriate solutions.

ARLA Level 3 qualification is desirable.


Essential Experience:

At least 2 years experience in property and tenancy management.
Knowledge of lettings, property maintenance, and tenancy regulations.
Familiarity with property management software (e.g. Vebra Alto) is beneficial.
