The Opportunity:
A Tier 1 Main Contractor is seeking an experienced Senior Site Manager to lead the early-stage site set-up and delivery of a large multi-phase timber frame residential development in Thanet, Kent. This major project comprises 449 new homes and will be delivered over multiple phases.
The project is set to commence 278 enabling works imminently, with main construction beginning in September 2025. Given the scale and complexity of the development, the successful candidate must have strong experience in site set-up, logistics, and managing large-scale housing projects.
To ensure a seamless transition, the successful candidate will initially be deployed to finish up another residential site in Woolwich, South East London, before moving full-time to the Thanet project.
Key Responsibilities:

Oversee site set-up and logistics planning to ensure a smooth start to the Thanet development.

Manage the 278 works and enabling packages, ensuring compliance with design specifications and local authority requirements.

Lead the on-site construction of timber frame homes, ensuring high-quality delivery across multiple phases.

Coordinate with subcontractors, consultants, and the wider site team to maintain programme timelines and quality standards.

Ensure strict adherence to health & safety protocols, including inductions, RAMS, and toolbox talks.

Drive programme delivery to ensure the project remains on track and meets key milestones.

Conduct regular quality inspections to identify and resolve any issues promptly.

Liaise with senior project management, commercial teams, and stakeholders to provide regular updates.

Manage materials, site logistics, and labour resources efficiently.
Requirements:

Proven experience as a Senior Site Manager on large-scale residential developments, preferably with timber frame construction.

Strong background in site set-up and early works, including 278 works and infrastructure preparation.

Experience working for a Tier 1 or Tier 2.

Exceptional knowledge of UK building regulations, NHBC standards, and health & safety legislation.

Excellent leadership and team management skills.

Strong ability to coordinate multiple trades and maintain programme efficiency.

CSCS (Black), SMSTS, and First Aid certifications.

Full UK Driving Licence.
