JOB TITLE:PROPERTY MANAGER

SALARY: £26,000 - £30,000

This is a fantastic opportunity for an experienced Property Manager or Property Co-ordinator looking to take the next step up in their property career.

We’re currently seeking a proactive and knowledgeable Property Manager to join our team and oversee the day-to-day operations of a diverse property portfolio.

This is a fantastic role for someone who thrives in a fast-paced environment and is confident in managing tenant relationships, coordinating property maintenance, and ensuring the smooth running of all aspects of property management.

JOB DESCRIPTION:

  • Responsible for managing a portfolio of 100+ properties
  • Serve as the primary point of contact for tenants, addressing inquiries, resolving issues, and ensuring a high level of tenant satisfaction. Ensure all tenants are aware of their insurance responsibilities.
  • Coordinate and oversee regular maintenance, repairs, and renovations. Ensure that properties are well-maintained and comply with health and safety regulations. Carry out Inventories as and when required.
  • Manage lease negotiations, renewals, and terminations. Ensure that all lease agreements comply with company policies and legal requirements.
  • Conduct regular property inspections to ensure compliance with lease agreements and identify any potential issues.
  • Liaise with contractors, suppliers, landlords and service providers to ensure quality and cost-effective services.
  • Prepare regular reports on property performance, including occupancy rates, maintenance issues, and financial performance.
  • Liaising with utility companies to advise new tenants
  • Maintain regular contact with the tenants
  • Ensure all appointments are entered into the office diary
  • Carry out referencing
  • Ensure all tenants are dealt with efficiently, and any explanations are provided where necessary
  • Handling customer queries and complaints in a professional manner
  • Multi-tasking and prioritising his daily workload
  • Providing efficient and effective admin support to ensure a smooth running of the office
  • Working in a busy team environment and on your initiative
  • Updating and maintaining the property management system
  • Financial Management - oversee rent collection, address late payments, prepare property reports, ensure properties have ongoing rent guarantees and oversee claims

PERSON SPECIFICATION:

  • Previous property management experience is desirable.
  • Target-orientated with a proven track record of achievement.
  • Enthusiastic.
  • Excellent written and verbal communication skills.
  • Highly organised.
  • Team Player.
  • Ability to develop and maintain internal/external relationships.
  • Ability to work to strict deadlines and to remain calm and professional at all times.
  • Ability to effectively and efficiently use Microsoft Office, specifically Word and Excel.
  • Be a car owner with a full (preferably clean) driving licence - desirable but not essential
