Lease Advisory Surveyor

Lease Advisory Surveyor | Essex M11 Corridor | £30-50k (Experience dependent)

We are seeking a self-motivated and professional Surveyor to join our established team in Herts/Essex. You will collaborate closely with the Commercial Property Management and Agency departments, working across the Herts and Essex borders.

The role offers a chance to develop your own caseload and client base beyond existing and established networks, whilst handling valuations, rent reviews, and lease renewals. You’ll provide valuation advice and lease consultancy services across various property sectors. You will need excellent communication skills, an eye for detail, and a strong understanding of the commercial property market, who thrives in a team environment and values their contributions being appreciated.

Skills and Experience

• MRICS qualification preferred.
• Experience in a lease advisory department is advantageous.
• Strong understanding of landlord and tenant legislation.
• Full, clean driving licence essential.
• Self-motivated and adaptable, with a professional demeanour.
• Attention to detail and good analytical ability.
• Ability to work in a team environment, take direction, and respond to feedback.
• Organised, with the ability to manage deadlines and prioritise tasks effectively.

Key Responsibilities

• Preparing rent review memorandum and drafting Heads of Terms for lease renewals.
• Collating evidence and compiling advisory reports.
• Inspecting and measuring properties.
• Supporting colleagues as necessary.
• Developing and maintaining a strong base of industry contacts.
• Reading and summarising leases.
• Coordinating with solicitors to ensure prompt conclusion of renewals.
• Reporting to colleagues and clients with actionable advice.
• Negotiating rent reviews, lease renewals, surrenders, and re-gears for both landlords and tenants.
• Preparing reports for third-party referrals.
