Introduction

We are currently supporting a leading law firm in their search for a Solicitor (Newly Qualified to 3 Years PQE) to join their dynamic and fast-paced team. Specialising in forfeiture claims, this role presents a unique opportunity for a motivated solicitor to handle claims related to unpaid ground rent, service charges, and assured shorthold tenancies (AST). You will work alongside property management companies, landlords, and other real estate professionals to manage all aspects of forfeiture claims through to enforcement.

The Role

As a Solicitor, you will manage a caseload of forfeiture claims, providing legal expertise and guidance to clients throughout the process. Your responsibilities will include drafting legal documents, attending court hearings, and liaising with various parties to ensure the smooth progression of cases. You will be expected to stay up-to-date with relevant legislation, case law, and industry changes, while providing strategic advice on risks and remedies related to forfeiture claims.

Key Responsibilities include:

  • Managing a caseload of forfeiture claims related to unpaid ground rent, service charges, and breaches of ASTs.
  • Offering clear, practical legal advice to clients on the risks, remedies, and options available for forfeiture proceedings.
  • Drafting and issuing formal legal documentation for forfeiture claims, including notices and court applications.
  • Liaising with clients, landlords, property management companies, and third parties to ensure efficient case progress.
  • Representing clients in court proceedings, including hearings where required.
  • Ensuring compliance with current legislation and case law in relation to forfeiture and leasehold law.
  • Keeping updated on developments in property law, particularly those relating to ground rent, service charges, and leasehold matters.
  • Collaborating with other legal team members and providing support as needed.

The Person

The ideal candidate will be a qualified solicitor (0-3 years PQE) with a proven track record in managing forfeiture claims. You will have a solid understanding of relevant property law, including the Landlord and Tenant Act 1985 and the Commonhold and Leasehold Reform Act 2002. Strong drafting and advocacy skills are essential, as well as the ability to manage a varied caseload efficiently. Excellent communication and client care skills are key to providing high-quality legal services.

Key Requirements include:

  • Qualified Solicitor in England and Wales with 0-3 years PQE.
  • Experience in handling forfeiture claims, particularly those involving unpaid ground rent, service charges, and AST breaches.
  • Strong knowledge of relevant property legislation, including the Landlord and Tenant Act 1985 and the Commonhold and Leasehold Reform Act 2002.
  • Excellent drafting skills and the ability to produce high-quality legal documentation.
  • Strong advocacy skills, with the ability to represent clients effectively in court.
  • Exceptional communication and client care skills.
  • Ability to manage a diverse caseload, prioritize tasks, and meet deadlines.
  • High attention to detail and the ability to work both independently and collaboratively within a team.

Desirable Skills:

  • Experience with complex service charge disputes and leasehold enfranchisement.
  • Previous experience in a property litigation or real estate law team.
