- Can live anywhere within easy reach of M25
- Main responsibilities include rent collection on a timely basis, assist with rent reviews, deal with portfolio vacancies and reletting as they arise, deal with any repairs or refurbishments, deal with insurance renewals and any claims
- Attendance at Client meetings together with the preparation of agendas and management reports as appropriate
- Reporting to Client and line manager on all significant issues in a timely fashion
- A timely response to client and tenant enquiries
- Responding to all tenant queries in a timely fashion
- Liaising with Solicitors, Building Surveyors, and other professional advisers
- Ensure all correspondence is electronically filed on a regular basis
- Regular inspections of managed properties
- Identifying and monitoring health and safety and repair/maintenance issues
- Preparing Service Charge budgets, reconciling at year-end, and providing clarity to clients and/or tenants as required
- Prioritise and manage workload and work effectively when under pressure dealing with a large volume of emails and telephone calls
- Management of on-site staff and approved contractors
- Overseeing day to day and preventative maintenance programmes
- Re-tendering contracts on a regular basis as required
- Maintaining all activities on online portal (Tracker) to ensure that each issue is looked into at least every 14-21 days
- Be on the look out for potential asset management and value enhancement opportunities
- Experience in using QUBE or similar system is essential
- Experience in reading and understanding leases
- Must have excellent knowledge of Landlord and Tenant Acts 1954 and 1985
- Experienced with M&E in a commercial building e.g. fire alarms, air conditioning, lifts emergency lighting etc.
- RICS qualification ideal but not essential for this role
- Managing a mixed portfolio of Commercial & Residential Properties
- Must be a self-starter and be confident when communicating with clients, tenants, contractors and onsite staff verbally and in writing
- Must be looking for longevity in your next role
- Must have strong literacy and numeracy skills
- Must be IT literate
- Must be happy to manage a portfolio spanning across the SE of England, although the majority of the portfolio is based around Greater London areas, there are some as far as Eastbourne, so you must be happy to travel
- A driving licence and own car are essential for this role
