Role Overview
We are seeking driven and highly organised Head of Property Management to oversee and lead all aspects of the building management of our commercial and residential property portfolio. This role requires a motivated individual with over 5 years of experience in the UK commercial property sector and a building surveying qualification. The successful candidate will take responsibility for property maintenance, refurbishment, tenant communication on building matters, maintenance and facilities team leadership, and cost management, ensuring the highest standards of operational efficiency and quality.
Key Responsibilities
Property Portfolio Maintenance & Development
Oversee the maintenance and upkeep of the UK property portfolio, ensuring all properties are in optimal condition.
Manage property development and refurbishment projects, ranging from large commercial developments to smaller-scale residential improvements.
Coordinate multiple projects simultaneously, balancing competing priorities while maintaining quality standards.
Tenant Relations & Licenced Works
Act as the primary point of contact for tenant communications regarding property-related issues.
Oversee and coordinate works taking place under licence agreements, ensuring minimal disruption to tenants.
Dilapidations & Claims
Handle surveying aspects of dilapidations schedules and claims, working collaboratively with stakeholders to achieve timely resolutions.
Team Management
Lead and manage in-house maintenance and landscaping teams, fostering a positive and productive working environment.
Collaborate closely with the broader property team, including the General Counsel, Property Finance Director, Office Manager and Main Board.
Contractor Management
Build and maintain strong relationships with contractors, ensuring works are completed to the highest standard.
Monitor contractor activities to guarantee compliance with quality, cost, and health & safety standards.
Regularly review contractor performance and negotiate to achieve value for money without compromising on quality.
Health & Safety Compliance
Ensure compliance with health and safety regulations across all projects and activities, both for internal teams and subcontractors.
Budget & Cost Management
Constantly monitor costs across projects to ensure alignment with budgets.
Source cost-effective solutions while maintaining high standards of quality in materials and services.
Key Requirements
Qualifications & Experience
Minimum of 5 years of experience in the UK commercial property sector.
A recognised building surveying qualification.
Proven experience managing large-scale property portfolios, including development and refurbishment projects.
Skills & Attributes
Strong project management skills with the ability to coordinate multiple projects simultaneously.
Keen eye for detail and a results-driven approach.
Excellent organisational skills and the ability to prioritise tasks effectively.

Basic salary approx. £60,000 -£70,000 per annum (flexibility is available for the right person), Bonus structure
