Job Title: Project Manager (Fire Remediation Work)Type: Fixed Term Contract 12 months – with the option to extend        Location: Swansea, Carmarthenshire, Neath Port Talbot, and Bridgend  Salary: Circa £50,000 - £60,000Hours: 35 hours a week BRC are working closely with a Housing Association in Wales that are a non-profit company, that develops homes and commercial premises for rental and sale. They have just secured funding under the Welsh Government high rise remedial building fund to undertake remediation of fire safety work in their buildings over 11m in height.  This role involves managing three construction projects transitioning to tender, set to commence between April and October 2025, with an expected duration of 12 to 18 months. The successful candidate will collaborate closely with a design team consisting of architects, fire and structural engineers, employers’ agents, and contractors, serving as principal lead. Responsibilities include communication with residents, attending meetings, and ensuring consistent updates on project documents and records. You will also engage with other staff members such as the Building Quality Inspector, Resident Liaison, and Housing/Maintenance teams. Duties:
  • Reporting directly into the Director of Assets and Maintenance carrying out a mix of regular site visits, office work and working from home options. 
  • Manage projects - Three construction projects are moving to tender, scheduled to begin between April and October 2025, with a construction timeline of 12 to 18 months. The programme of works is anticipated to be 2-3 years in total and will be reviewed through the contract. 
  • These will range from complete external wall, balcony and decking replacement to installing new fire cavity barriers around openings and ducts through the building envelope and / or internal compartmentation work.
  • Also managing a program of sprinkler installations, upgrading windows, doors, and roofs. 
  • You will work closely with the design team of architects, fire and structural engineers, employers’ agents and contractors acting as Beacons principal lead for this work.
  • Liaise with residents and where necessary attend meetings with them and contribute to regular comms around this.
  • Excellent organisational skills ensuring project documents, records etc are kept up to date.
  • You will work closely with the Associations other staff such as Building Quality Inspector, Resident Liaison and Housing / Maintenance staff.
  • The role will also require regular site visits with the majority of schemes having work undertaken being in central Swansea or Port Talbot.
 Requirements:
  1. The candidate would have operated at a senior level within a housing association / construction environment previously.
  2. Organisational and leadership skills will be required.
  3. Must have excellent technical building knowledge.
  4. Experience of building remediation, ideally in fire safety and have experience of working on buildings where residents remain in-situ and the challenges this presents.
  5. A good team player and look to achieve the best outcomes for the project.
  6. Experience of liaising with residents.
