Caretaker/Maintenance Operative based in Swindon
Hours: Monday to Friday - 8am to 5pm
Salary: 拢27,000
This is hands on role, responsible for the day to day running and maintenance of 4 buildings on one development. There are cleaners and grounds people contracted to support you in this role.
General and Grounds Responsibilities: 路 To undertake each morning a visual inspection of the fabric of the building to identify any issues for resolution路 Sweeping of the car park area and a litter pick of the grounds daily/as required路 A visual inspection of the interior common parts to identify any issues for resolution whether cleaning or decorative路 To be responsible for the statutory tests for the fire alarm system, emergency lighting and fire doors路 Management of the parcel locker system with training given路 Bin store management - movement of bins for collection路 Preparation of flats for move ins路 Dealing with tenants queries on a daily basis路 Daily communication with the managing agent
Maintenance Responsibilities:
路 To deal with general maintenance and decorative issues within the communal areas and flats.路 To complete minor repairs to appliances.路 To complete minor plumbing repairs.路 To complete redecoration as required/requested.
Cleaning Responsibilities:
路 To deal with any ad hoc cleaning as required to include but not limited to:
Interim vacuuming of hallways and stairs both buildingsSweep and mop lobby areas daily, removing any litterDeep cleaning of lifts inside and out and polishing mirrors/doorsExternal window sills/door glass at ground levelClean main front doors glass Thornhill/MarleyDust internal communal window frames and sillsDust stair rail baseInspection, tidying and cleaning of bin store daily/as required, remove items from floor and report bulk items leftEmptying cigarette boxes
Knowledge, Skills & Experience: 路 Must be self-motivated and able to work without supervision, often as a lone worker.路 Must have a good general maintenance background and the ability to deal with basic repairs路 Must be able to decorate路 Must be able to direct and follow up an on site cleaner where applicable路 Must be happy to undertake cleaning as detailed to support the main building clean completed by the cleaning contractors 路 Excellent customer facing skills 路 Have a flexible approach towards the working day, and willing to assist in other buildings as required for holiday cover 路 Ideal candidate will have previous experience in a similar role 路 A flexible attitude willing to go the extra mile路 Willing to support out of hours call outs
