Role Purpose
As a Sales Negotiator in an estate agency, you will be responsible for managing property sales, from prospecting new clients and conducting viewings to negotiating and closing deals. You will play a key role in helping clients buy or sell properties by providing professional advice, guidance, and support. This role requires excellent communication, sales, and negotiation skills, as well as a strong understanding of the property market. The ideal candidate should be target-driven, customer-focused, and capable of working in a fast-paced, competitive environment.
Client Prospecting & Business Development:
Proactively seek out new business opportunities by contacting potential clients, conducting viewings, and promoting the agency’s services.
Generate and qualify new leads through networking, referrals, and following up on enquiries.
Build and maintain a strong client base, fostering long-term relationships to encourage repeat business.
Property Listings & Marketing:
Assist with generating property valuations from clients
Match out new properties to applicants on our database and coordinate open houses on the properties with the vendor.
Coordinate with the marketing team to promote properties on social media, property websites, and other channels.
Viewings & Client Service:
Arrange and conduct property viewings with prospective buyers, showcasing key features and answering any questions.
Provide clients with up-to-date market knowledge and advice on pricing, market trends, and selling strategies.
Offer excellent customer service, ensuring all clients feel supported and informed throughout the process.
Negotiation & Deal Closing:
Negotiate offers between buyers and sellers, aiming to achieve the best outcome for all parties.
Assist clients with making informed decisions by providing relevant property and market information.
Work closely with both parties to overcome any obstacles and finalise agreements, guiding transactions to completion.
Market Research & Knowledge:
Stay updated on the local property market, monitoring trends, prices, and competitor activity.
Use market knowledge to provide clients with accurate property information and advice on timing their sales.
Attend industry events and training sessions to enhance professional development and stay informed of regulatory changes.
Compliance & Documentation:
Ensure all client records and property documentation are maintained in line with legal and regulatory requirements, including anti-money laundering (AML) checks.
Manage and store important documents, such as contracts and identification records, securely and in compliance with data protection laws.
Maintain clear and accurate records in the agency’s CRM system and follow internal compliance procedures.
Experience Required
- Proven experience in sales, ideally within an estate agency or related industry.
- Strong communication and negotiation skills, with the ability to build rapport quickly.
- Excellent organizational and time-management abilities, with attention to detail.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook) and property management/CRM software.
- Customer-focused approach with a commitment to providing exceptional service.
- Knowledge of the local property market and a basic understanding of sales processes and conveyancing.
