- Have a good understanding of data centre requirements. (transferable knowledge is acceptable).
- Identify and evaluate potential development opportunity sites.
- Have a good understanding of the planning act process with local authorities across the UK.
- Work with the land manages to close option and lease contracts.
- Conduct and analyse market research to assess feasibility of projects.
- Coordinate with architects, engineers, and construction teams to design and plan projects for planning submission.
- Develop and manage project budgets / cashflow and timelines.
- Manage risks and resolve issues that affect project scope, schedule, and costs.
- Oversee all stages of project life cycle, from site finding, through the planning application process to ready to build status.
- Attend public consultation events.
- Coordinate with legal professionals to ensure all necessary permits and licenses are acquired.
- Ensure all legal, regulatory, and contractual requirements are met
- Negotiate contracts with planning consultants, contractors, and other stakeholders.
- Monitor project progress and address any issues or delays
- Communicate regularly with stakeholders, providing project updates and reports on a weekly basis.
- Ensure the project aligns with the company’s business goals and objectives
- Assess and manage project risks, implementing mitigation strategies as needed
- Oversee quality control procedures to ensure project standards are met
- Measure project performance using appropriate systems, tools, and techniques.
- Develop comprehensive project plans to share with clients and other staff members.
- Travel around the UK.
- Proven work experience as a Data centre / Real Estate Development Project Manager or similar role.
- Experience in the real estate development or construction industry.
- Strong knowledge of construction methods and regulations.
- Excellent organisational and project management skills.
- Strong problem-solving abilities and attention to detail.
- Ability to work effectively with a team and stakeholders.
- Excellent written and verbal communication skills.
- Bachelor’s degree in Construction Management, Civil Engineering, or related field.
- Driving licence. Need to have a vehicle.
