Key Duties and Responsibilities

Maintenance - General

  • To carry out planned and reactive maintenance on a range of assets and infrastructure across the University, considering the environment, and planning and organising the works and required resources (including external contractors.
  • To use specialist skills, knowledge and relevant experience to ensure that services are provided to the highest professional standards and accordance with legislative requirements (such as Building Regulations and British Standards To act as a point of reference for others in relation to relevant area of expertise.
  • To deliver a customer-focused and professional service to all stakeholders, in a manner appropriate to the Higher Education environment, assessing and questioning customers' requirements where appropriate to gain an understanding of required works and ensuring that the needs of the customer are met and resolved.
  • To work collaboratively within the Estates Infrastructure team and wider department and adopt a flexible approach to support other trades where required (training provided where necessary).
  • Using experience and skills to identify, investigate and ensure any fault, defect, malfunction of plant/equipment or the fabric of property which may adversely affect the University environment is attended, assessed and relevant, often detailed and complex, information and work updates are reported to the supervisor/manager for awareness and to aid future work planning. The role holder will be required to ensure a speedy resolution.
  • To work and operate using the CAFM system and associated communication devices to ensure the work is actioned and resolved in a smart and efficient manner, updating the system to record relevant, often technical and complex, information for customer and other management purposes such as future work planning and identification of trends.
  • To be able to access, analyse and interpret manufacturers and supplier's technical information and data from external sources (e.g. manuals, regulations) and where needed help colleagues and contractors to understand such information and the impact of activities affecting each task.
  • To carry and interact with mobile devices issued to support delivery of the role including the use of the CAFM system and communication with relevant parties (training provided where necessary).
  • Identify and communicate failures and defects to the Infrastructure Delivery Manager for awareness following both planned and reactive maintenance tasks. This may include sharing and explaining technical specifications and/or requirements. Ensuring that the needs of the customer are met or resolved.
  • Consult and interpret Risk Assessment & Method Statements (RAMS), Asbestos Registers, COSHH and other relevant information as required and to always work in a safe manner and co-operate with any health and safety directives.
  • Using specialist skills and knowledge to undertake and document dynamic risk assessments on varying work environments prior to commencement of any tasks, identifying, recording and mitigating hazards or changing works as required (training will be provided where appropriate).
  • To work in a range of environments (including laboratories, workshops, plant rooms, offices) and be responsible for managing the risks associated with environment and work activity.
  • Be able to work from stepladders, access towers, scaffolding and mobile towers, at height and within confined spaces.
  • Provide support and site-specific guidance to and work collaboratively with external contractors (including isolation of services).
  • Provide clear communications with the Helpdesk team to ensure that customers are kept appraised of the status of requests, through CAFM system updates
  • Work collaboratively with colleagues in the Estates Development team in relation to any infrastructure requirements, such as building shutdowns, as and when appropriate.
  • To complete departmental documentation as required.
  • To be responsible for any keys issued to you for the purpose of the maintenance task.
  • To be responsible for and use correctly any tools or equipment issued or required to be used as part of the role.
  • To work flexibly if required around the core hours.
