Job Title: PROPERTY MANAGER Location: Warrington & Stockport

Our client is seeking an experienced property manager to work out of their Warrington or Stockport office.

THE ROLEAs a Property Manager within their PRS team, they are looking for an active, friendly individual with a passion for customer service and hospitality. You will be working in a dynamic team at one of their centrally located high quality developments based in Liverpool. You will help students to choose and secure their accommodation and will support them throughout the tenancy by providing accommodation services such as handling parcels, recording maintenance, collecting rent and ensuring that the accommodation is safe and well presented.

You will perform administrative duties and provide support to the Operations Manager, as required. You will respond to customer enquiries and participate in the marketing, letting and administration of properties, and provide a continuous reception cover throughout the week. Excellent attention to detail and reliability are critical to this role.

In addition, key aspects of this role will be to:

Provide exceptional customer service to all clients and partners.Carry out reception duties and providing continuous cover, which includes working some weekends and bank holidays.Open and close reception, managing presentation of the communal areas, entrances and lobbies.Respond appropriately and resolve customer enquiries face to face, by telephone or by email.Organise and carry out viewings, assisting clients in applying for rooms and allocating rooms.Update various spreadsheets and trackers, recording issues as and when they arise.Carry out pre arrival, termly and check out inspections.Carry out property checks and assist the Property Standards Team with health and safety duties and tasks.Take payments and assist with debt collection.Monitor stock of stationery and office supplies.Sort out the post, recording parcels, accepting deliveries.Write and distribute notices to students.Assist during the check-in and check-out days.Work with Property Supervisors to ensure budgets are controlled in line with targets.Manage keys and responses to lock outs.Participate in handovers and following up issues.

QUALIFICATIONS & EXPERIENCEThey are looking for a friendly individuals with a passion for customer service and an interest in the student property sector. Skills such as attention to detail and reliability are key, in addition to:

Great IT skills: Excel, Word, OutlookPrevious experience working with booking softwarePrevious experience in hospitality/lettingsExcellent verbal and written communication skillsA mature, positive attitudeProfessional presentationAbility to provide excellent customer services to clients and colleagues alikeAbility to work in a fast-paced environment.

A full clean driving licence with access to own vehicle is crucial for this role as travel will be required between sites.

SALARY£30-37k & bonus dependent on experience.
