Job Purpose:The Estates Operational Manager will play a critical role in managing and maintaining the

College's estate to the highest possible quality, ensuring a safe, sustainable and well-maintained environment for students, staff and visitors. The role involves overseeing minor

works, managing health and safety compliance, supervising contractors and leading aproactive maintenance programme.

Key Responsibilities:Estates Management? Co-ordinate the planning and implementation of minor building works andrefurbishment projects alongside the Head of Estates and Site Engineer, ensuringcompletion on time and within budget.? Maintain records of fire risk assessments, equipment checks and training logs, incollaboration with the Health & Safety Consultant.? Conduct proactive site reviews to identify and resolve issues promptly, whilemanaging staff-raised concerns.? Assist in preparing, implementing, and maintaining a comprehensive planned andpreventative maintenance programme.? Oversee the programme for the maintenance of all furniture, fixtures and fittings.? Manage the cleaning contract, including daily liaison with the cleaning manager andconducting performance reviews.? With the Estates Team, organise and manage traffic and parking during major collegeevents.? Build and maintain strong relationships with external contractors and suppliers toensure quality service and cost efficiency.? Ensure compliance of all contractors with relevant qualifications and regulations.

? Oversee service agreements for building and equipment maintenance, ensuring highstandards and value for money.? Monitor utilities, estates and maintenance budgets alongside the Head of Estates.? Manage the College's CAFM (Computer-Aided Facilities Management) systemalongside the Head of Estates and Site Engineer.? Support the Estates Support Coordinator in maintaining college vehicles, ensuringservicing, MOTs, and safety checks are completed.Health and Safety? Work closely with the Head of Estates and Health and Safety Consultants to ensurecompliance with health and safety regulations.? Keep up to date with Health & Safety legislation and ensure college risk assessmentsare current and relevant.? Oversee health and safety responsibilities within the Estates and Maintenancedepartment.? Take immediate action to address hazards on site and report unresolved issues.? Oversee and support arrangement of Health & Safety induction training for new staffmembers.Administration and Budget Management? Oversee the day-to-day operations of the Estates Office, including managing staff,performance reviews and rota scheduling.? Coordinate maintenance works, site visits and College event setups.? Manage the Estates budget, including processing orders, invoices, and financialcontrol.? Develop and track key performance indicators (KPIs) to monitor and improve teamperformance alongside the Head of Estates.? Develop and maintain appropriate record systems including, detailed compliance,contractor and maintenance records.General Duties? Promote and integrate sustainability and decarbonisation initiatives across allactivities.? Ensure equality, diversity and safeguarding the welfare of children, young personsand/or vulnerable adults for whom you are responsible or come into contact with aspart of your role are met in all areas of work.? Collaborate with all College departments and external stakeholders to achieveorganisational goals.? Provide support during College events, enrolments and exam periods working flexiblyto meet the needs of the College.

Person SpecificationEssential Knowledge, Skills and Experience? Essential:? GCSEs (Grade C/4 or above) in Maths and English or equivalent.? Proficiency in Microsoft Office, with the ability to analyse and work withdata.? Strong written and verbal communication skills.? Ability to prioritise tasks and manage a varied workload.

? Desirable:? Health & Safety qualification.? First Aid certification.
