We have a fantastic opportunity for an Ethical Lettings Agency Officer at Wigan Council, this is a full-time temporary role for the next 3 months, with the possibility of extension.

What is the role?

Wigan Council are looking for a Ethical Lettings Agency Officer to support the day-to-day operational running of the lettings service, effectively managing ELA tenancies whilst engaging with local providers, landlords and investors to help grow the scheme further. You will support the wider team to develop the private rented sector into a sector which can provide good quality, affordable and well managed accommodation for a range of needs, working collaboratively with Council teams and external partners to deliver reform across the private rented sector.

What are your responsibilities?

  • Support the delivery of the Council’s Ethical Lettings Agency: helping to manage the current leased portfolio and working with landlords to acquire further properties
  • Contribute to the ongoing development of the ELA, including the development and review of policies and procedures
  • Engage with landlords, investors and developers to increase the provision of good quality, affordable accommodation for a range of needs
  • Canvass for new business opportunities
  • Negotiate lease offers with local landlords and investors
  • Ensure that tenancy rental income is maximised through effective rent collection and liaison with the Housing Benefit department
  • Identify new tenants in line with policies and procedures ensuring the sustainability of tenancies and ensure there is an efficient re-let process to minimise rent loss
  • Process payments to landlords in the private sector leasing scheme
  • Conduct property inventory and other checks before, during and at the end of tenancies
  • Respond to landlord, tenant and prospective tenant queries
  • Provide training to Council teams to ensure efficient and effective processes are in place to deliver the lettings service
  • Provide advice to landlords, tenants, colleagues and others in relation to your service
  • Keep partner organisations up to date on new initiatives/services and changes in legislation
  • Use, maintain and develop information systems
  • Sometimes work outside normal office hours
  • Work within lone working procedures
  • Ensure you operate within GDPR guidelines by regularly reviewing data held and destroying information in line with retention schedules
  • What skills do you Need?
  • You must ideally have previous experience as an Estate Agent / Housing Officer, dealing with the letting of properties in the local area.
  • Must have strong IT Skills, as you will be using Microsoft office package, as well as internal IT systems as well.
  • Must have previously worked in a busy environment, and have excellent organisational skills
  • Excellent people skills, as you will be speaking to the public, other members of staff and managers.
  • Full UK Driving Licence, and access to a vehicle
  • Hybrid Working, 2 days in the Office and 3 working from Home
