Technical Manager

Opensite Limited and its associated Companies have a portfolio of existing tenanted sites in strategic locations across England. These are used for open storage by the logistics industry, together with six sites in various stages of development totalling around 50 acres in Birmingham, Manchester, Kettering, Bridgewater and Gloucester. We are also looking to acquire more sites in the UK.

We are looking to recruit a Technical Manager to ensure the efficient procurement and delivery of works from pre-construction through to handover to tenants. Utility design, ground works and surfacing procurement are the key critical elements of our construction and suitable candidates should have an interest in and extensive experience (10 years +) of successful and cost-effective delivery of such works.

Reporting to our Managing Director the successful candidate will be supported by a trainee project manager and site representation.

Role and Responsibilities as a Technical Manager:

  • Office based in Essex (hybrid to be discussed)
  • Managing the planning and delivery of infrastructure, groundworks and surfacing for new sites.
  • Co-ordinate all technical information for new sites including location and serviceability of existing services.
  • Create initial site utility designs.
  • Prepare specifications for construction works required to enable tenders/quotes.
  • Review tenders and award contracts.
  • Manage and monitor the civils and utilities works on site.
  • Attending and actively participating in project meetings, ensuring actions are cleared in accordance with agreed timescales.
  • Ensure that all operations are carried out in an efficient, safe and economic manner with a view to the protection of the company’s interest and tenant satisfaction.
  • Promptly resolve contractor’s queries.
  • Promote Health & Safety across the sites.
  • Mentoring the Trainee Project Manager with their apprenticeship.
  • Managing earthworks and groundworks design cost effectively.
  • Take responsibility for construction cost management and value engineering working with Managing Director and others.
  • Manage contractor valuations, payments etc.

Skills and Qualifications as a Technical Manager:

  • Minimum 10 years’ experience in a groundworks/civils/utilities environment.
  • Project/Design Management experience.
  • Relevant professional qualification to either degree, HNC/HND, NVQ Level 5.
  • CAD/BIM software experience.
  • CSCS card or equivalent skills and aptitude.
  • Experience in civil engineering and utility works.
  • Team leadership qualities.
  • Ability to review drawings and specifications.
  • Ability to prioritise, negotiate, motivate, and communicate to ensure that the required objectives are met and for use in dealing with contractors and tenants.
  • Willing to travel to sites based across the UK.
  • Possess good IT literacy using Microsoft Office.
