Purpose of the Role
Assistant Operations Manager role covers the Victoria Place Estate, which is a client and customer facing role, to ensure the overall smooth running of the centres, maintaining a safe and pleasant working environment. Working alongside and supporting the Centre Managers and Head of Operation to maintain efficient administration, monitoring and reviewing Health and safety systems, A good knowledge of technical and operating systems are preferable along with contract management experience.
Key Responsibilities
- Liaise with tenants to ensure compliance with Shop Fit Guide and Tenants Handbook in particular with regards to shop fascia lighting, shop front cleanliness, refuse management, key holders, general housekeeping and fire safety. To update information in the Shop fit manual and Tenant Handbook as and when required
- Manage and oversee/control service contracts and maintaining up-to-date records of all work carried out by outside contractors.
- Reviewing and managing site compliance and tasks to update and resolve issues.
- Take the lead in preparing for and overseeing external audits in Health & Safety, Fire and Environmental Management.
- Attend management meetings and other meetings as pertinent to role.
- Working with the various clients and key stakeholders involved in the running of the centre.
- Manage and prepare reports for both external and client review.
- Input into the annual budgeting process and accountable for maintaining and controlling budget spend during the financial year.
- Support and work alongside the wider management team.
Skills, Knowledge and Experience
- Able to manage a variety of people via service partners.
- Able to develop relationships at all levels including Key stakeholders
- Knowledge of and understanding MEP, Fabric, Life Safety, Vertical Transportation and ICT within a Property Management Environment.
- Experience of managing or assisting in the management of critical infrastructure.
- Strong IT Skills.
- Ideally holds H&S qualification ISOH/NEBOSH.
- To have a good knowledge of environmental and sustainability issues.
- Act as a Duty Manager on a roster with members of the senior site team, which will involve working at weekends and occasional bank holidays and to attend all serious incidents as part of an on-call rota with other members of the senior team.
- Walk public and common areas daily checking on Health and Safety and maintenance issues for the safety of visitors.
- · Assist Head of Operations with fire, Health and Safety, Water and general risk assessments through the Estate.
Working Hours - 40 hours /five days a week. Weekend/bank holiday duty manager on a rota with other members of the management team.
Salary - £40,000-£45,000pa
