We have an exciting opportunity for a Senior Development Manager to join our team within Vistry North West Midlands, at our Wolverhampton office. As our Senior Development Manager, you will support the business unit in its delivery of its annual budget requirement and associated performance targets. You will lead the technical delivery for each allocated project, through the entire Vistry Life of Site cycle, working within all relevant policies and procedures. You will also provide advice and support to Development and Assistant Development Managers.

- To implement and comply with Vistry Partnerships SHE policy and procedures, all legal requirements, and best practice within the business unit and implement the company’s policies, procedures and values.
- Comply with and all current Vistry Life of Site procedures.
- To allocate resources within delegated authorities.
- To support the achievement of the annual financial budget (operating profit) for the business unit.
- To manage the process of design solutions.
- To lead, manage and motivate any internal staff and external consultants on projects to establish their full commercial contribution to the organisation.
- To support the winning of contracts while minimising risk and maximising gross profit in particular in the management of the design process.
- To undertake and complete technical reports for new land and business opportunities, where required.
- Manage and collate information required for each project, e.g. Planning, Building Control, BREEAM, CODE Building for life, HQI, NHBC and SBD information / requirements.
- To select, propose & appoint external design consultants.
- To monitor and control professional fees and budget on appointed projects, ensuring the Commercial team are aware of any spend and update cost to complete.
- To manage the process of designing solutions that meet business commercial needs.
- To support the commercial relationships with customers, consultants, contractors and subcontractors during the project life cycle.
- To assess, control and mitigate risks and implement Vistry Partnerships risk policy.
- To support the project teams to fulfil contracts safely, on time, and to the required quality while minimising costs. In particular:
- to ensure consultant appointment and warranty documents are in place.
- to ensure the solution design is in line with the budget, ER’s and design programme, and that consultants are held to account.
- to conduct design reviews (compliance/buildability etc).
- to support value engineering.
- to manage the detailed design requirements with consultants and subcontractors.
- convene design team meetings and ensure action points/discussions are accurately recorded and closed out.
- manage the design approval process.
- manage the adoption process, including roads, sewers and open spaces.
- To propose, investigate, review and make recommendations of innovative design solutions.
- To lead project pre-development and progress meetings, ensuring adequate record keeping etc.
- To attend regular site visits for appointed projects along with the project team to monitor progress and swiftly and efficiently resolve any design related issues.
- Registration with warranty providers.
- Managing the collation of the project Health & Safety File/Operating & Maintenance Manuals/Environmental & Sustainability Management.
- Support business unit and Vistry Partnerships Corporate responsibility strategies.
- Carry out any reasonable tasks, appropriate to the level of a SDM, as requested by senior management team members.
