Working within the Estates team you will support the day to day management of the property portfolio across SK Group. Reporting to the Estates Manager and working with the Estates Administrator, this diverse role will see you play a key part in contributing to the Groups success by providing effective estate and asset management for the ever growing portfolio.
The role offers hybrid working (3 office days) with our office based in Wednesfield, Wolverhampton.
What youll be doing
- Assisting in the acquisition process for new Dominos Pizza franchisee stores.
- Negotiating and agreeing lease renewals/rent reviews across the operational businesses (Tim Hortons and Dominos), liaising with external agents and solicitors as required.
- Acting as Landlord for the propcos within the Group, contribute to increasing investment value by delivering effective asset management (lettings, renewals, rent reviews).
- Assisting in the management of the freehold portfolio, ensuring all rents are collected and reconciled.
- Ensuring effective estate management by resolving any maintenance queries across the group, liaising with our Landlords / internal maintenance teams as required.
- Approving property invoices to ensure Landlords and other suppliers are paid on time, whilst also liaising with Landlords and internal finance teams to resolve any payment queries.
- Supporting the Estates Manager in the management of business rates and service charge liabilities, liaising with external consultants as required.
- Assisting the Estates Manager in the day-to-day management of the residential portfolio.
- Providing support for other Estates projects as required.
- Ensuring compliance with statutory and regulatory obligations across the estate.
- Ensuring Property Databases are maintained and records kept up to date.
- Undertaking general property management/ administrative tasks as required for effective estate management.
You will have the following skills and experience:
- Minimum of 3 years experience in commercial property management or a similar role.
- At least 2 years experience negotiating and managing commercial lease renewals/rent reviews with a working knowledge of the Landlord and Tenant Act 1954.
- An RICS accredited degree.
- Experience in residential property management is desirable but not essential.
- Strong organisational skills with the ability to multitask and prioritise tasks effectively.
- Strong clerical and office skills.
- Excellent phone etiquette and written communication skills.
- Ability to work well independently and as part of a small team.
- A clean UK Driving license as occasional site visits will be required.
