Our multi-award-winning, family-run client is searching for a skilled Lettings & Property Manager to take on an essential leadership role within thei team. You'll be the right hand to the Directors, ensuring smooth day-to-day operations and building strong relationships with tenants, landlords, and contractors. About the Role of the Property Manager

As their Property Manager, you will be at the heart of their residential and commercial lettings operations. This role is perfect for someone with a strong background in property management and lettings, who is ready to manage the business’s day-to-day operations and oversee a small team. Your primary focus will be on property management, with light lettings responsibilities. You’ll be pivotal in ensuring timely rent collections, smooth repairs and maintenance processes, and efficient contractor management, while supporting their directors with general administration.

Key Responsibilities of the Property Manager
  • Tenant, Landlord, & Contractor Relations: Be the primary contact for all property management, maintenance, and accounting queries.
  • Rent Collections & Payments: Oversee timely rent and service charge collections, as well as landlord payments.
  • Repairs & Maintenance: Coordinate repairs, conduct property inspections, handle deposit deductions, and maintain high standards.
  • Commercial Lettings: Place property adverts, conduct viewings, and negotiate deals for their commercial portfolio.
  • Rent Reviews & Renewals: Negotiate and arrange tenancy renewals and rent reviews.
  • Team Leadership: Act as line manager for a small team, monitoring performance and ensuring optimal efficiency.
  • Office Administration: Support directors with administrative tasks to help drive the business forward.
Requirements of the Property Manager
  • Experience: At least 5 years in Property Management/Lettings is essential, with a track record of success in a senior or managerial role.
  • Own Car: Access to your own vehicle is crucial for this role.
  • Skills & Knowledge:
    • Strong negotiation skills with tenants and landlords
    • Excellent numeracy and accuracy; high attention to detail
    • Proficiency in English (both written and verbal) and strong spreadsheet literacy
    • Basic accounting, record keeping, and familiarity with legal documentation
    • Social media savvy in a business context is a plus
