This position provides management, oversight and coordination between the various departments that comprise the Facilities Planning & Services group and includes the following Departments: Real Estate, Facilities Planning-Construction -Design & Building Services, and Asset Management.
Responsibilities
Manage the Club's administrative & retail facility occupancy strategy for its national/multi-state real estate assets. This includes the acquisition (purchasing & leasing) and disposition of real estate.
Manage the Club's ongoing maintenance, engineering and lease administration across a portfolio of more than 4.3M SF, +311 properties, valued at over $1 billion. This duty includes consideration for organization’s corporate social responsibilities and sustainable operating standards.
Manage the design, construction, renovation, and/or remodel of existing and new sites with consideration to best practices and green building standards. Assure all projects are on schedule and within budget. Determine appropriate contractors and vendors. Approve expenditures.
Manage the Club's capital forecast as it relates to facilities. Evaluate and determine how best to expend capital funds as it relates to special projects that can include roof, air conditioning, tenant improvements, and environmental issues.
Make executive presentations to staff officers regarding facilities strategy, or on other projects. Interface with upper management on facility issues, workplace design, and occupancy planning.
Manage the Club’s ongoing real estate operating budget, which is in excess of $47.5M annually across more than 250 charge sections.
Interface with other business units to determine their facilities needs and the best course of action for each.
On a daily basis, problem-solving and decision-making opportunities may include:
• Appropriate response to facility incidents
• Approving large expenditures of Club funds
• Best practices to proceed regarding the construction/improvement of a facility
• How to satisfy the facility needs of a particular business unit.Other decisions may be referred to the vice president, a staff officer or the CEO.
Qualifications
Bachelors Equivalent combination of education and experience
7-9 years Building management, maintenance, construction, real estate, or related experience Required
4-6 years Management/Supervisory
Proven ability to achieve high service quality results as well as meet productivity levels required.
Comprehensive written and verbal communications skills, along with demonstrated people management skills, organizational skills and time management skills required.
Experienced in the analysis, development and negotiation of legal contracts – in particular, lease & service agreements, construction contracts, estoppels, as well as purchase and sale agreements.
Ability to prepare and analyze financial reports, develop cost-benefit models and create detailed written proposals/recommendations required
Demonstrated leadership capabilities, including the ability to develop and motivate employees required.
Must possess comprehensive management, organizational and time management skills.
Must have advanced proficiency in using Microsoft Office software, including Outlook, Word, PowerPoint, Excel and Access.
Valid Driver's License, acceptable Department of Motor Vehicles record and minimum liability insurance - Issued by State Required

The starting pay range for this position is:
$117,600.00 - $156,400.00Additionally, for full time positions, you will be eligible to participate in our incentive program based upon the achievement of organization, team and personal performance.
