EVICTION PREVENTION SPECIALIST

In Office- $1000 Sign-On Bonus

POSITION SUMMARY/OBJECTIVE

The Eviction Prevention Specialist will be a primary point of contact during the eviction process for both the resident and external legal representation of VineBrook Homes. This position will utilize the company eviction management platform to efficiently manage eviction cases across a growing portfolio of single-family homes while also remaining compliant with all legal and Fair Housing regulations at the federal, state, and local level.

A successful Eviction Prevention Specialist should be organized, driven to complete tasks presented to them, able to follow direction and procedure, be professional and courteous in communication to others, be well informed of the various legal responsibilities in the markets they represent, and be committed to working in the best interest of VineBrook Homes.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Communicate with residents via phone, email and other company approved methods to resolve eviction cases provided by the Collections Department
  • Communicate with external legal representation via phone, email and other company approved methods to assist and direct effectively pursuing a favorable outcome for the eviction cases provided by the Collections Department
  • Demonstrate professional and courteous communication to others at all times
  • Review correspondence or notices regarding payment discrepancies, outstanding balances, and any other necessary communication from residents, attorneys, and internal departments
  • Take detailed notes of conversations and update records for future reference and overall team transparency
  • Work closely with external legal representation to obtain and provide documentation required for legal proceedings
  • responsible for managing and resolving potential eviction cases within the management platform in a timely manner across various resolution outcomes
  • Full ownership of each case and the pro-active management to drive its closure is critical
  • Follow direction from superiors and company policy and procedures

MINIMUM QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)

  • Strong aptitude with computers, internet, network phone systems
  • Strong Negotiation and Communication skills
  • Capability to perform general office duties such as answering phones and emails, making outbound calls and routine correspondence
  • Attention to detail and willingness to follow proper policy and procedures
  • Understanding or ability to learn jurisdictional requirements pertaining to evictions, and experience with computerized accounting systems, Microsoft office software, and standard office equipment (copiers, calculators, computers)
  • Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions
