Job Description

Position Summary

Under the direction of the Building Operations Director (BOD), is responsible for assisting the established functions of the Facility Services Maintenance Department. Suggests work related improvements to enhance department standards, and assists with personnel management, budget development and compliance, scheduling, regulatory compliance. Accountable in providing prompt and courteous responses to all resident and coworker maintenance related requests. Position requires on-call responsibilities.

Essential Duties

  • Maintain, inspect and repair complex building systems and equipment (HVAC, electrical, plumbing, automation, fire, etc.), record readings and notify BOD of changing conditions requiring immediate attention.
  • Respond per department standards to after-hours to alarms, in building fire and access control systems and other building emergencies
  • May be responsible for interviewing, hiring, orienting, supervising, mentoring and evaluating employees within the facility services departments.
  • Trains new and existing departmental employees on job duties, infection control, biohazard communications and any other appropriate policies and programs.
  • Participates in Community committees or task force meetings as directed by FSD.
  • Develops or assists in developing departmental schedules, work duties, and assignments.
  • Adjusts scheduling and assignments to accommodate community needs and staff availability.
  • Assists in the selection, ordering and purchase building supply inventory
  • Performs all basic maintenance duties

Qualifications

Basic Qualifications & Experience

  • High school Diploma or equivalent
  • Valid Colorado drivers license in good standing strongly preferred
  • 5 or more years’ experience in all phases of facility services preferred.
  • Minimum of 2 years of experience working in one or more of the following: mechanical, electrical, Building Automation System, air systems maintenance and various types of HVAC systems is required.
  • Minimum of 2 year experience in a supervisory capacity, preferred.
  • Knowledge of Life Safety, OSHA, MSDS and Healthcare regulations
  • Knowledge of Microsoft Office or applicable software, preferred. Database experience in Computerized Maintenance Management System such as PMworx preferred.
  • Must be able to read, write and speak the English language.
  • Must possess excellent customer service skills.

Working Conditions / Physical Requirements

  • Strenuous physical activity required by exerting in excess of 100 pounds of force occasionally and/or up to 60 pounds of force frequently and/or up to 30 pounds of force constantly.
  • Constant standing, walking, and grasping. Frequent climbing and reaching above shoulder heights, occasional sitting, stooping/bending, crawling, kneeling, squatting and fine motor control.
  • May be subject to hazardous chemicals and possible high heat temperatures
  • Is subject to frequent interruptions.
  • Interacts with residents, family members and visitors frequently
