Plans, schedules and participates in, and inspects the work of outside contractors engaged in the operation, maintenance, repair and safeguarding of the building/community. Team member may be on call in case of emergency. As a representative and team member of the company, this position is expected to present oneself in a manner that reflects professionalism and ensures resident satisfaction.

Work Duties: Schedules work order requests adhering to priorities; Schedules and performs the maintenance of units and public spaces; Completes all unit repairs, completes move-in inspections, schedules unit refurbishing by outside vendors, including painting, flooring etc.; Supervises activities of outside contractors ensuring quality of work performed and adherence to established project specifications; Performs electrical work such as repairing and replacing switches, receptacles, lights and motors; Performs plumbing installations and/or repairs such as repairing leaks, running new lines and plumbing fixtures, installing commodes, repairing pipes, replacing valves, unclogging drains and installing filters; Participates in preventive maintenance program; Establishes and maintains necessary procedure manuals and records; Attends in-service training workshops and meetings as required; Empties trash receptacles, deposit recyclable material in proper receptacles; Identifies and assesses problems and communicates to Administrator; Participates in on-call emergency schedule; Provides effective and courteous service to all residents, guests, and co-workers; Performs related essential duties as required.
