- Tenant and Landlord Relations: Serve as the primary point of contact for tenants and landlords, handling inquiries and resolving any issues promptly and professionally.
- Property Maintenance: Coordinate property maintenance and repairs, liaising with contractors, tenants, and landlords to ensure swift resolution of maintenance issues.
- Tenancy Management: Oversee the move-in and move-out process, including inspections, inventory checks, and ensuring properties are ready for new tenants.
- Compliance: Ensure properties meet all legal and safety requirements, managing certificates (such as Gas Safety, EICR) and arranging inspections as needed.
- Rent Collection and Arrears Management: Monitor rent payments, follow up on overdue payments, and work with tenants to resolve payment issues.
- Property Inspections: Conduct regular property inspections, providing landlords with reports and recommendations on property condition and any required actions.
- Documentation and Administration: Maintain accurate records and documentation for each property, including tenancy agreements, maintenance records, and correspondence with tenants and landlords.
- Contract Renewals: Manage the contract renewal process, negotiating terms with tenants and landlords to ensure agreements are up to date.
- Experience: At least 1-2 years of experience in property management or a related role within estate agency.
- Customer-Focused: Strong interpersonal skills with a customer-focused approach and the ability to handle difficult conversations professionally.
- Organised: Excellent organizational and time-management skills, able to prioritize and manage a varied workload.
- Knowledgeable: Understanding of property management legislation, including health and safety regulations and tenancy law.
- Problem Solver: Proactive and solution-oriented, with strong problem-solving skills.
- IT Skills: Comfortable with property management software and proficient in MS Office.
