Leveraging our expertise in property acquisition and management, we have secured a contract to manage temporary accommodation in Bedford, supporting individuals with complex needs.
Essential Duties & Responsibilities- Regulatory Compliance: Ensure all properties comply with legal and regulatory standards.
- Sub-Contractor Management: Appoint and manage sub-contractors to ensure properties meet industry standards within budget.
- Record Keeping: Maintain accurate records of services, certificates, and maintenance on management platforms like Fixflo.
- Property Inspections: Conduct regular property visits to inspect and address any issues.
- Tenant Management: Manage check-ins and check-outs, including assisting tenants with initial setups and final assessments.
- Repairs and Maintenance: Oversee cost-effective repairs and maintain high property standards.
- Policy Enforcement: Implement policies such as the Abandonment Policy and Anti-Social Behaviour Policy.
- Stakeholder Engagement: Build relationships with council members, housing officers, and local charities.
- Support and Guidance: Provide support to tenants, directing them to appropriate resources for additional help.
- Local Knowledge: Strong familiarity with Bedford Borough.
- Communication Skills: Excellent verbal and written communication abilities.
- Technical Skills: Proficient in MS Office and platforms like Fixflo & Inventory Hive.
- Experience: Desirable experience in property and occupant management, with a thorough understanding of property legislation.
- Soft Skills: Ability to work under pressure, meet deadlines, and maintain a proactive approach.
- Driving: Clean driving licence and personal vehicle required.
- Physical Fitness: Ability to lift light items and navigate buildings without lifts.
- Crisis Management: Remain calm and manage potentially volatile situations effectively.
Probationary Period: 3 months
- Achieve a comprehensive understanding of the property portfolio and key management processes.
- Demonstrate effective use of property management tools and systems.
- Establish strong relationships with contractors and understand tenant needs, particularly those requiring more attention.
By 6 months, the candidate should be fully competent in all aspects of the role, demonstrating effective property management across the board.
