Lead Maintenance Engineer - FM Service Provider - Birmingham - Up to £42,000

Exciting opportunity to work for a leading FM Service provider situated in the West Midlands. CBW are currently recruiting for an Electrical Lead Engineer to be based on a commercial building (Landlord contract) on a mobile basis. The Lead Engineer's role to act as a coordination point for the day-to-day activities on site as well as assist the Contract Manager with the day-to-day running of the contracts. This is very much a hands-on role and the successful candidate will need to be electrically qualified with a proven track record in commercial building maintenance.

Hours of work

Monday to Friday (40 hours per week)
08:00am-17:00pm

Key duties & Responsibilities
  • Must have plant room experience and experience working with AHUS, FCUs, Booster sets, Pumps and heating systems
  • Responsible for field activities across a geographical portfolio of buildings
  • Whilst at any time the Contract Manager is not on site due to sickness and holiday the Electrical Lead Engineer will step into the Contract Manager
  • Issue relevant site Permits as part of the Safe System of Work
  • Close liaison and working relationship with the Client/Tenants
  • Carry out hands on M&E/Fabric maintenance
  • Ensure that daily tours are completed and repair or report any defects found via the Landlord/Tenant helpdesk
  • Comply with both statutory and company health, safety and environmental regulations and policies.
  • Control of specialist contractors including monitoring of work performance and standards, including internal auditing where applicable
  • Take responsibility for escalating critical incidents and producing and submitting incident reports within the prescribed timescales in conjunction with the Contract Manager
  • An understanding of the following M&E systems; Building Management Systems and electrical monitoring, Control system, Air handling, conditioning and terminal units Fan Coil Units and VAV Boxes, Domestic water services, Cooling Towers, Fire prevention and detection systems, Fire alarm and voice alarm, VESDA, Fire suppression, Sprinkler Systems, Variable speed drives, Generators, load banks and controls, AC, DC single phase and three phase motors, UPS systems, batteries, static switches and associated controls, Emergency lighting, Low voltage switch panels and associated breakers
  • Ensure that Plant areas, workshops, stores, changing/rest areas etc.are kept to the highest level of housekeeping
  • Attend clients meetings
  • Assist with monthly reports

Requirements

  • Electrically or mechanically qualified (Preferred)
  • Leadership experience/ Foot mobile experience
  • C&G / NVQ Level 2&3 preferred
  • C&G 18th Edition
  • You must be able to provide copies of your trade certificates
  • A proven track record in commercial building maintenance
  • Experience of service delivery in high profile office
  • Ability to communicate both verbally and in writing with all levels of staff and clients.
  • Ability to manage and prioritise a demanding and varying workload
  • Offer technical support to the Contract Manager, client and on site maintenance team
