Senior Quantity Surveyor - Planned Maintenance - Social Housing - Brentwood

 

Senior Quantity Surveyor required to tier one property services contractor in Brentwood. Work will be overseeing two planned maintenance contracts, one worth £10m p/a delivering decarbonisation works for a large housing association, with view to increase contract value to £30m p/a in next few years. The second will be regular planned maintenance works for a local authority nearby, contract value c. £5m. Client facing position managing an open book contract. Example responsibilities below. 

 

  • Ensure proper contract administration and performance monitoring across both projects, resolving any contractual issues.
  • Manage costs and budgets, maintaining financial control and mitigating risks to ensure profitability.
  • Prepare and submit monthly valuations, verify subcontractor payments, and negotiate final accounts with clients.
  • Handle variations and change orders, ensuring accurate pricing, documentation, and client approval.
  • Lead procurement processes, negotiate subcontractor agreements, and ensure subcontractor performance meets project standards.
  • Maintain strong client relationships, acting as the main contact for cost-related matters and providing expert advice on cost efficiency.
  • Ensure compliance with legal, contractual, regulatory, and environmental requirements, focusing on sustainability and decarbonisation goals.
  • Prepare financial reports, monitor profitability, and provide cost-saving recommendations to senior management.
  • Lead value engineering exercises to optimise costs while maintaining quality and performance.
  • Analyse contract performance, benchmark against industry standards, and prepare post-project evaluations.
  • Ensure accurate documentation and record-keeping for all financial transactions and client communications.
  • Contribute to sustainability strategies, ensuring carbon reduction and energy efficiency targets are met.
