Positive Employment is currently recruiting for a Property Manager for our client a local government organisation in Bristol.
The successful post holder will Initially to clear a backlog of Statutory Housing Act "Right to Buy" residential valuations.
Substantively to support the Property Partner for Housing & Landlord Services with a weide variety of Estate Management work including 48 small commercial units, lettings, rent reviews, lease compliance, disposals, small land transactions, encroachments, title queries, etc.
This is initially a 5 month contract with the possibility to extend after that date.
Duties and Responsibilities but not limited to:
- Provide professional and technical advice on property related matters to officers, stakeholders, and members of the public. To include advice on compliance with legislation, policy and best practice.
- Contribute towards the gathering of information, monitoring and reporting on data in relation to the property estate. To include the inspection, measurement and valuation of property as required.
- Negotiate legal agreements for the use of land and property by third parties on behalf of the council and to negotiate agreements where the council will be a tenant of a third party. Including negotiating rent reviews, assignments, surrenders etc.
- Arranging own diary to ensure "Right to Buy" valuations are completed within statutory and Service Agreement timescales.
- Calling tenants to make appointments to visit their home.
- Closely liaising with the organisation’s Home Ownership Team to provide market valuations for residential premises in a prescribed format to enable an offer to be made pursuant to the Right to Buy process.
- Identify and highlight any residents improvements or wants of repair that may impact upon the market valuation.
Personal Requirements:
- Experience of valuation, general estate management, a good working knowledge of the law as it relates to Property.
- Local government experience is desirable.
- Relevant professional qualifications and training.
Working Hours: 37hrs / 8:30am - 17:00pm / Monday to Friday
Pay: £26.82 p/h
